I used W H Brown to find a 'suitable' tenant for my property after my current tenants had decided to move out. I had problems with them from the start. They hurried me to get my tenants out as the tenant they had found somebody who was desperate to move in asap. Well that took weeks. I had to chase the deposit, the rent and was ill advised. I was heavily pregnant at the time so I really wanted to leave this to the agents to deal with. I paid them the fee to purely find the tenant and carry out the necessary checks on the tenant. I was completely misled with a totally unsuitable tenant. They scored extremely low on the credit score and this came back recommending that the tenant pay 12 months rent up front and the equivalent of 2 months rent as deposit. The agent only advised me that the tenant did not earn as much as they had said on the application.....I must add it was £20,000 less per annum!! I was never told of the amount and if I had known they had lied by such a significant amount I would certainly not have let my property to them. I feel the agent was purely motivated my targets and commission. I have since had nothing but problems with the tenants and had to serve them with an eviction notice 6 weeks after they moved in. It was only by chance that I was aware of issues. Neighbours had complained to the agents about the tenants but the agents, even though they were not managing the property, did not tell me. I am now awaiting the court date for the eviction as the tenants have refused to leave. Neighbours have called the police and met with the local council regarding their behaviour. I had asked for a professional tenant! It is far from what I got. The agents do not care at all and I am disgusted with their attitude and behaviour. I would at least have expected them to refund my money to me, but all they offered was a reduced rate to find another tenant. As if I would ever use their service again.
What agent could do to change your mind?
Been upfront and honest and offered me a refund for such a poor, unprofessional service.
