From the very beginning of the tenancy, it become apparent that this was going to be an uphill battle all along the way; as soon as my housemate and I moved in there were immediate issues that, prior to the signing of the contracts, were promised to be rectified, that were not.
Two main examples of this were the fridge was broken - and the fact that the keys to the back door didn't fit the lock.
These were both bought to the attention of the agent at Bairstow, the reply we received was that the fridge didn't belong to the landlord and was just left by the previous tenant (despite being included in the inventory) and that the back door keys would be sorted immediately, but the landlord was on holiday and he had the only spare key.
As the necessity for fresh food forced our hand, we had to accept this oversight from Bairstow and go out pay for the refrigerator to be repaired from our own money - despite the fact that it was advertised to include one! Meanwhile, the back door key fiasco wasn't solved as quickly and easily as they claimed - being fobbed off that the landlord was STILL on 'holiday' with the only key for weeks and weeks, it was revealed that he in fact lived on the other side of the world and hadn't even bothered sending the key.
After I wrote to the branch manager trying to appeal to his sense of moral that we needed a backdoor key, if nothing else, in the event of a fire we'd be trapped without an exit to the rear of the property. The response to this was stunning - we were informed that it was not Bairstow's responsibility to provide safe passage to the rear of the house and that we would just have to sit tight until the keys arrived.... and they finally did - a staggering 3 months after we had moved in - without so much as even an apology.
Fast forward about a month and we spoke with the agent 'managing' the property and said, as we had said when we originally signed the contract, we would be applying to vacate the property early due to being relocated at work. At the time were told that this is a very regular set up and the landlord will simply charge to put the house back on the market. Which sounded brilliant. Of course it was much less simple than that. We paid the money to put the house back on the market - and after about 3 weeks, went into Branch to try to get hold of the agent (we'd have trouble getting replies from email and phone). While there, we managed to catch the agent, who informed us that a new tenant had been sourced, he had signed and paid the initial money to take it back off the market. Later that month we packed up the house, dropped off the keys with the letting agent and vacated the property.
Fast forward a few months and we learn that the new tenant dropped out after paying and signing the contract, and that for some reason we were still being held responsible for the rent, bills, council tax, despite being told that we were no longer tenants and to hand back the keys.
This dispute is on-going and is being progressed via the property ombudsman.
I would strongly advise people to research this company - and any others for that matter - before signing any documentation. I would have been appalled to read that Bairstow Eves has one of the worst reviews on most forums similar to these - and had we known this beforehand, would never have joined with them - and can only completely agree with every negative account that we have read.
What agent could do to change your mind?
Been truthful, not tried at every opportunity to try to latch onto any loophole to get out of providing even the most rudimentary of care and property management - i.e. providing working keys to the doors which were the only means of fire escape. Kept to their word about permitting permission for early vacation of the property.

What agent could do to change your mind?
Been truthful, not tried at every opportunity to try to latch onto any loophole to get out of providing even the most rudimentary of care and property management - i.e. providing working keys to the doors which were the only means of fire escape. Kept to their word about permitting permission for early vacation of the property.
