We were attracted by Oliver Finns fixed fee for selling a property, having had other agents quote 1.25% we felt we had to give this ago as it was so much cheaper and they were claiming to be able to do the same job. I liked the fact they we challenging convention by not having a shop which in todays online world does seem like an unnecessary overhead. Also they came in with the highest valuation so all in all it was a very attractive package; although there was the little voice in the back of my mind saying this is all too good to be true, but we had to give it a try and prove the consensus wrong and save money in the process. So the property went on the market and we had two early viewing for which we had an offer at a reasonable price, we were delighted. However this delight was short lived following the valuation by the mortgage company who valued the property below the offer price. I felt pressure immediately from Oliver Finn to drop our price, but we knew the way the market was we were not being unrealistic in what we were asking, it was just that OF did not manage the process effectively. The buyers pulled out and the house went back on the market, we then had two further offers both of which fell through due to the fact OF had not qualified the buyers sufficiently, so what should have been a very easy flat to sell was turning into a nightmare. We had been on the market for 2 months and were no further along. We decided that it was clear that OF were not the estate agents for us so i gave them notice, at which point i received a very rude email from the manager stating they didn't know what else we expected them to do in regards to our sale as they had found buyers, but now they felt we should now drop the price by 45K as this was obviously the problem. I did not respond to the email as i saw little point they felt they were right and i was wrong and i should be grateful for the fact they had failed to sell my flat in 2 months in a very bouyant market. We waited out the notice period and went with another agent who had a open day two days after taking over and had three offers two at asking price one of which was a cash buyer that sale went through without a hitch. What is clear is that OF can get offers on the table however their ability to manage these is poor not qualify the quality of buyers or managing the process after offer successfully. This was very apparent once we had switched agents and saw how the new agent managed the process.

I am sorry but you have actually got your facts wrong! Firstly if we had agreed to sell at the downgraded price that the surveyor came back with we would of lost 25k the offer we accepted and received from the successful sale was 25k more than what you recommended we accept. Secondly the second offer fell through because the buyers deposit fell through after two days because it clearly was never reality and you did not check their credentials thoroughly. The third offer fell through because you said another agent tempted them away with a different property. At no point did you say that the second or third sale fell through due to the roof! from the outset the decked roof was never meant to be marketed as a roof terrace as in our initially conversation we covered the fact this was just a decked roof and not an official terrace. If there had been an issue with any of the buyers and the fact you say this was an illegal roof terrace well that lies firmly at your door as it should of been made clear in the viewings that you carried out. You did not show the flat on your last day of instruction as I had taken the keys back some ten days earlier. I had to give access which I was unable to that day. This response is exactly why I did not respond to your email!

The facts seem to be accurate however you seem to have missed some of the details. I believe that we achieved an excellent price for the flat which you accepted. Even after you accepting the offer we went back to the buyer and obtained a further £5k. The quality of the buyer was excellent and they immediately proceeded to survey. A bank surveyor down valued the flat to a level that you would not accept therefore you pulled out from the sale. I should note that this down valued price was still a greater price than you actually achieved!. We then sold the flat again to which the buyer pulled out some days later after taking advice of the effect of having an illegal roof terrace. This buyer went on to buy a flat through us. As a matter of principle yesterday I asked my team to call all 43 people that we showed your flat and the 5 that made offers. 9 people we left messages for however 21 of them have since bought properties and the other 13 simply gave up which leads me to question you judgement on our ability to assess quality. I should also add that during the period of marketing your flat the RICS reported that it was the worst two months of flat sales since July 2007 whilst the past two months have made headline news on price rises. If the chartered surveyor who down valued your flat hadn't done so....you would have achieved a very high price. I believe that we worked very hard for you and to deliver over 40 viewings, 5 offers and a very high price is excellent value for the £3000 that we would have charged you. We never gave up and even showed the flat on the last day of our instruction. I suggest that you review the surveyor who down valued your flat and give us the credit that we deserve for all of our hard work.

What agent could do to change your mind?
The agents should learn how to communicate with customers. Aggressive and threatening behaviour is just stupid. They came across as incompetent, untrustworthy and short tempered. As such we will not use them again and will recommend to all our acquaintances that they steer clear also.

As you state........we were the letting and management agents. Why would be become aggressive about works to the property? We don't pay for them, the landlord does. We both know that a few of the details seem to have missed your review. Its not for me to make them public..... ...
