Longish review, if you only read some make sure you read the last paragraph!
Rented with Envisage last academic year, 2012/2013. Initial service when looking at properties and when signing up for a place was good and professional. The initial admin fee to pay on signing up is a lot, plus having to pay deposit and the first months rent in advance all in cash was quite surprising.
However, service did go down in quality quite quickly once we moved in; fridge didn't work when we got there and shower broke soon after, both taking a number of weeks and phone calls to get repaired/fixed. The shower again broke near the end of our tenancy and was never repaired before we left. They did always check with us about arranging house viewings but were often late or didn't show up altogether for the viewing which can be frustrating when waiting in. They didn't actually have one the necessary keys to enter to the property for viewings when we were out so it was up to us to get a new key cut, leave the house partially unlocked, leave the key out for them to find so they could get in for future viewings. Just very unprofessional.
Although my biggest issue was after we finished the tenancy completely. As I mentioned we payed the first months rent in advance when signing up, fair enough. They also asked us to set up a standing order to pay the rent, also fair enough. However, the standing order was quarterly and set up on the second month of the tenancy. Therefore, the standing order went out 4 times paying for 12 months rent but we had also payed 1 month in advance to begin with. So we ended up paying 13 months of rent for a 12 month contract. Fairness to Envisage, when I did spot this (2 months after we left the house) they did repay the money for the extra months rent we payed. This may be a problem they have overlooked or not but I imagine they use the same system for rent payment for all tenants and if I didn't notice this issue myself I may have never got that money back. So to any future, current or previous tenants of Envisage go check back and see if you did over pay by a month and I am sure Envisage will be prepared to pay back that money if you did.
Ohh but minus a £10 admin fee for doing the transfer ...........
What agent could do to change your mind?
Change your rent payment system, maybe set up a standing order for every month so you don't overcharge people.
Just get more professional.
