This is a university student rental and I am reviewing as guarantor to one of the tenants.
Students viewed the occupied property and were unable to note small detail of condition as well as having that first 'home from home' overwhelming experience.
The Belvoir tenancy agreement contained a clause where they could be evicted after 6 months for ANY or NO reason, however the tenants were committed for 12 months (even though the student year is only 9). Bearing in mind one of the tenants was paying the full year upfront, this caused a great delay with the process from Belvoir's end.
On moving in, the small flat was very dirty.
The independent inventory (which arrived a week after moving in day) had NOT EVEN BEEN READ by Belvoir and showed 73 elements of further cleaning requirements and over 200 negative issues (The flat is only approx 64 sqm).
In the first week, emergency work was required for plumbing (leaking into the flat below), electrical (lights), decorating (damp removal) and most importantly, a locksmith to change the lock as the tenant was unable to unlock the ONLY door from the inside which almost resulted in the fire service being called.
The landlady called one of the tenants a few times to check everything was OK, but when she was continually told the flat was in very poor condition, she formally wrote to tell them not to call her anymore., even though she commenced communication.
It was agreed the flat would be redecorated, and would take approx. 4 days. A request for non payment of 4 days rent (Approx £160), i.e. NOT compensation, just not paying for something that was not available, was rejected. Belvoir agents offered just £49 rent reduction which was worked out by where the decorator would be for each day, i.e. 'cannot use the hall today so £19.78 rent rebate' without thinking how they could reach the other rooms if the very small hall was not available.
As the tenants did not agree with the rebate ('Where am I suppose to live for 4 days?') the offer of redecoration was removed out of spite.
This is very simply a case of taking advantage of students, that are paying £9000 in fees, have very limited funds and are the future to this country.
If looking for a rental in Guildford, I would like to suggest looking at other agents and avoiding Belvoir due to their 'sign up, do nothing else, no communication' attitude
What agent could do to change your mind?
The agent should have inspected the property before the tenants moved in and also rad the inventory which would have highlighted numerous issues.
The lack of response from Glenn Wakeham has caused another guarantor to be assertive in emails to Glenn and the Belvior head office.
On a separate note, The Property Ombudsman is not fit for task. they admit it takes months to resolve any issue and as a result the MP for Guildford has also been approached about the whole situation.
