Was ill advised when renting the property. I originally wanted a 1 year minimum term but the sales agent said straight away that the landlord would only do 6 months and explained that it was a means of protecting me if things go bad.
What I didn't know was that there was a steep 'processing' fee for contract renewal and that they would raise my rent at the end of 6 months. Such info was buried in the contract and was not communicated to me at the start of my tenancy either verbally or in writing. There was also a high checkout fee at the end of the tenancy - again, this was buried in the contract and not communicated to me either verbally or in writing.
It's hard to see this as anything else than a straightforward cash grab. Even my other property agent commented that the charges were unfair - they don't impose those charges in their own rental agreements.
On the positive side, I've learnt from this experience to be much more careful about the contract terms and to specifically ask the agent to check with the landlord for things that I want.
What agent could do to change your mind?
Be more up front with all the costs involved. Be receptive to offer to ask the landlord to negotiate contract lengths. Be more attentive to after-sale service to avoid giving the impression that they only care about getting the rental money.
