where to start. we had six months of complete and utter shambles of service. after handing over our holding fee we had to constantly chase up references etc. just so we could move in on time. I thought you paid that £360 for them to do all that?

When we moved into the property, it was in the same state we saw it when we went to see it, even though we were ensured that it would be cleaned and re painted. the built in fridge we didn't use not even once. it wasn't cleaned out and actually wasn't even fixed in so when you opened the door it actually fell forwards. and the washing machine was extremely old and was faulty too and it took them weeks to get something sorted about it...which actually resulted in us putting in our own machine...because we knew it would take ages!!!

when we had any issues with the property that required someone to come out it took forever to get sorted, and one problem we were promised would be sorted out time and time again, still wasn't sorted when we moved out!!! it was so disappointing the levels of service or lack there of.

we waited almost a month after moving out to get our deposit back! and the 'agent' on behalf of the landlord said there were to be deductions for damages and cleaning charges! we were furious at this. when we left the property we left it in a better state than when we moved in. it seemed they were trying to get as much money as they possibly could from us. we spent days emailing and calling the property manager only to be told they were busy constantly or would call us back...which they never did. after some furious emailing we got the deductions down from £140 to £30...which we had to agree to as they had kept us waiting so so long for our deposit.

overall we had a really disappointing experience, they tried to blame us for previous damages and put everything that would cost them money off. Once they have your money they really couldn't care less. AVOID AT ALL COSTS!

Our advice to all prospective tenants take pictures of everything in the property before you move in and after so you cant be blamed for anything!

What agent could do to change your mind?
Tenants should not be pushed into binding, no exit contracts. All repairs should be dealt with promptly and respectfully. Staff should be respectful. The employer should do outmost to minimise staff turnover and for tenants to have a single staff member point of call. Tenants should be allowed to put decorations on the wall. The only contract binding request should be that no damage is done to the property.

Actually respond to complaints/problems, be honest in your dealings and try to understand that the prospect of having to move is not a pleasant one.
