Had the misfortune of living in a building managed by Austin Rees. My estate agent, who handled our apartment, had to liase with them about building problems in the high rise ... We had a mould problem on our enclosed balcony, with water seeping through the concrete. We always kept balcony windows slightly open, as per instructions from our agent, to prevent moisture building up. We were told Austin Rees would deal with this issue as it concerned the concrete structure of the building. Austin Rees claimed to be sending a professional assessor, whom we later found out was just their handyman. He closed all the windows for a few minutes while the balcony was warming up with air from inside the flat through the open bedroom door. Then he re-opened the windows and took pictures as they fogged up from the colder air coming back in. We were then sent an opinion that we should be airing out the balcony to prevent condensation. We got an independant opinion from a mould cleaner underscoring the mould problem and sent it to Austin Rees, but to no avail. No work was done on the concrete, which continued to be damp. Worse, they took 11 days before they got a leaking pipe addressed (this started after we had a blocked bathtub drain unfixed for two weeks, also thanks to their tardiness!) 7 days of dripping inside the WC wall, 4 days of watching it drip down the exposed wall behind the toilet before the took it seriously enough to send an emergency plumber. This in spite of repeated emails and voice mails to Lyndsey Washer, including some from my agent. Our paint started to flake, and the strong smell of mould of the balcony was joined by one from the bathroom wall, which we never got rid of, and which caused ongoing coughing until we moved two months later (ie. likely mould infestation there as well, which they wouldn't investigate, instead they sent someone to re-secure and repaint the board over the pipe area. By the time Austin Rees had fixed the leak it had also damaged two other flats as well. Austin Rees were forced to send out their repairman to fix the water damage. It's my personal opinion that if the tenants of this building are still using this company to mange it they are seriously misguided.
