Over a year after my property sold, I'm still angry. I hate to give such a poor review, after reading about such brilliant ones, but I really feel I have to. I'm studying to be an estate agent, and so many situations have come up in my studies, that remind me of how Fine and Country have failed me.
Firstly, I would like to say, that Nigel's presentation is top notch! This is why I hired him. His appearance and what I took to be a genuine interest in my house, was far superior to any other agent out there. I hired him because I wanted to sell my house to someone like him. I thought he would bring in the kind of people that would buy my house. And I was right. He did. But not without many headaches. And in the end, I feel I would have been happier with someone else, and received a much higher price.
After the initial meeting with Nigel I only saw him once more, for the expensive picture taking package that I purchased. He never did a single viewing. I thought he would. He sent other people from his office. For THREE of the viewings, he didnt send anyone at all, and I had to do them!!! I always got lame excuses, such as "its my workers grandparents anniversary." Once, when I refused to do the viewing myself, Fine and Country cancelled it altogether. The buyers never did re-schedule. Nigel's response was "they probably weren't serious." Most of my conversations with him ended up like this. They were heated conversations that left me very upset.
When the people that actually bought my house showed up for their viewing, the agent got there after them. 20 minutes after them! I pretty much already showed them the whole house, and answered all their questions by then. I eventually took over the showing, even after the agent was there, because she was really bad at it. I did the job. And got it sold.
I could not get out of my contract with Fine and Country, although I was already interviewing other places. I was desperate to sell, so accepted an offer which was £75,000 LESS than my maximum asking price, wich Nigel thought was "fair."
What agent could do to change your mind?
Explained that the person visiting your house is not necessarily the person that will be showing your house.
Make sure that every showing is actually done, and not ask the sellers to show their own house. That is what they are paying you for.
Represent the interests of the sellers that you have the listing agreement with, and refrain from commingling your interest with their own.
Not make a seller feel bad when they don't want to accept an offer which is much lower than their asking price.
Keep phone conversations and emails non confrontational. You are in a service oriented business. Learn about customer service. It will do your company good.
