Black Katz showed us our property as a last minute viewing on a Friday evening and the property was perfect. They knew exactly what we wanted and the house had only been on the market a few hours - that I cannot fault.
However, we were severely rushed into making a decision (understandable as the market moves quickly), but as soon as our money was taken over the phone on the corner of the road in the rain, our sales man had absolutely no interest in answering our questions or giving us more information about the property. Miscommunications also occurred resulting in a stressful weekend of having to find a 4th housemate - it turned out we didn't HAVE to do this by Monday morning, which the agent has told us on Friday evening. We had subsequently questions about the property, for example what furniture was included. These were not answered or very reluctantly in a rush in a manner that made us feel as though we were a hassle. In addition, after the holding deposit was paid and the initial forms filled in, we were not told anything, not contacted as to what would happen next or the procedures we would follow.
Furthermore our agent falsely informed us about what fees would be payable during the letting process. He, for example, gave us figures which he assured us were 'split between the four tenants', a few weeks later in turning out to be each. The £150 administration fee per person (£600 in total for our property) is an absolute disgrace. The agency should not be able to charge that much, especially when they did very very little to help us in the process, tell us what would happen prior to moving, failed to answer emails, sounded curt on the telephone and left us all feeling as though we were a hassle they wanted to get rid of as soon as possible.
Overall, whilst the property was great, the service was awful. The 'Black Katz fee' is a complete rip off when providing such awful customer service including misleading selling and a lack of information.
What agent could do to change your mind?
Far better customer service. We felt as though we shouldn't be asking questions, that they didn't want to speak to us and we were a hassle they couldn't be bothered to deal with/didn't want to deal with.
