When we first visited the property, we were assured that the property will be ready for us by the time we were to sign the lease. But on the day of the signing, we found quite a few areas still under renovation.

When asked about the areas, the agent was very impatient, and just wanted us to sign the lease. I had to make the reluctant walk around the property, noting down the areas that need fixing. And even there were nails and screws sticking out of the stairway, the agent had commented that unless they were endangering, the landlord had not obligations to repair them.

The agent has insisted the place was 'fit to move into', even when the kitchen was in various state of repair, the carpet was not laid and toilet door missing a lock (and with left a gaping hole where the lock used to be)

But because we had already paid the deposit, and needed to find a place urgently, we had to put up with all of it. It took all we could to postpone the signing of the lease until the property was in a state even suitable for moving into.

It was a totally bad experience for us.

Actually I used to work in this estate agents, I can confirm that both Ascot and Langley DO HAVE separate owners than slough, Sprenger did own Cippenham but also got bough out that as well. Maybe you should collect FACTS before posting things on the internet "wheres our money". Good Luck! ...

BPS have not paid rental income from a property they are managing on my behalf, two months rent for Nov and Dec. In the past they always paid rent late by more than 3 weeks despite the tenant paying rent by direct debit on 1st of each month. Now they have stopped altogether and I was told that Shane has moved to Spain and is managing accounts and payments online from Spain. I never realised that there are so many clients of BPS who have been made to endure such treatment. ...

The deposit is the tenants money held against arrears & damages. As deposits are registered online it is not beyond the bounds of possibility that an unregulated agent could make a fraudulent claim against this deposit. More info if required from [email protected] ...

Yes eventually they paid up, but unfortunately I am still having the same problem. The only solution I have come up with is to give the tenants notice to quit and then appoint a new agent, which is most unfair on the tenant as it is not their fault. ...

I can only add to the list of unhappy and ripped of landlords. I also would like to take this man to court and any help with a solicitor's name that has succeeded would be appreciated. He owes me three months rent, and has broken the law by not depositing the tenants deposit! I have also informed the trading standards and the TDS (0845 226 7837) who he has just joined. They were concerned and helpful but I have to give him 21 days to reply (he never does) please ring them if you haven't. A ...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
