Similar to the review below, I WISH I had looked at this site before getting involved. Horrible individuals, with no regard for the customer at all. I was left in tears a few times as well because of the lack of communication, transparent practice and changes in communication that I received.
The first issue arose when I was asked to give my deposit before written confirmation of move in date was received - this should have lead my to back out then, but as a new tenant making a large move, and excited about the property, I paid the deposit, as they lead me to believe that I would lose the property if I did not. 3 weeks with no communication at all, and 10 days before proposed move in date, I call and am finally told that the property they had let me had not even completed its purchase and they couldn't guarantee when it would be ready. They then proceeded to offer me properties that were more expensive, different dimensions and floor plans or with one less bathroom for the same price, as though those were equivalent. I believe, and does our family solicitor, that this constitutes the landlord pulling out for a reason other than tenant suitability - stated in their terms of business as the only time when the agency fee might be returned. I spent several days disputing this point, having my phone calls not returned/answered, until eventually I decided i let the agency fee go, withdraw my application and simply request my deposit returned. Bear in mind that this deposit should be returned in full after the terms of the lease if the property was in good condition. I was then ignored for a further 5 days until I received in writing that I would have my deposit returned to me in full, but lose the agency fee if I chose to withdraw my application (which I have already done in writing 5 days earlier). I confirmed this again and received no communication for a further 5 days. At this point I phoned and my request was ignored, until I phoned again later that day and stayed on the phone until he sent over the relevant information about what i had to do to get my deposit back - at which point i received an email saying my deposit would not be returned, and if I felt there was a grievance I would have to go through a formal complaints procedure!!!
Still battling this one out, but never have I ever dealt with such under-handed individuals, or an estate agent with so little regard for any rules governing their sector. Nightmare. NEVER use them.
What agent could do to change your mind?
Just communicated AT ALL, and followed regulations stated in their own terms of business.
