Good afternoon :)
Hatfield is an area where a lot of students (from the University of Hertfordshire) rent properties to live in during university term times, therefore many are embarking on the property ladder for the first time and are, therefore, inexperienced. This being said, Mather Marshall definitely takes full advantage of poor students who are desperate in finding property before uni starts. For example, MM were not upfront from the very beginning with the full amount of fees we would have to pay before we could move in. This is against the law, but it is a shame that a lot of students are not aware of it. In my experience, although we constantly asked the woman how much we were expected to pay, we were either told "a month and half's rent" (which was around ¯Â¿Â¡400) or they waffled on and threw numbers in the air which was very confusing. AFTER we paid the admin fees and signed documents, we thought we only had the ¯Â¿Â¡400 (the month and a half's rent) left to pay, but to our surprise, we were finally told that we had well over ¯Â¿Â¡600 left to pay making the full amount (which we still had to calculate ourselves) over ¯Â¿Â¡900 BEFORE we even move in! Furthermore, they are not afraid of being rude, unhelpful, patronising and out of order towards students, even if the students are being polite and mature. StraTts and MM are probably the worse letting agents in Hatfield, Pikes were the only one who gave us an upfront figure even whilst we were viewing one of their properties, and raine and co were very friendly and conversed with us like adults unlike the MM agents.
What agent could do to change your mind?
1. Be honest and upfront with students about the fees they have to pay
2. Do not be patronising and unfriendly. It does not hurt to have manners and decorum, eg, something simple like POLITELY asking "Sorry, I did not get your name?" Or "Sorry, who is this I am speaking to?" Instead of "...and who are you?" You can be assertive if you have to be, but being assertive does not mean you have to be rude and unpleasant.
3. Be helpful and patient to students who are renting for the first time.
Believe it or not, students talk about their experiences with letting agents and I will campaign with the University to let students become aware of their rights and to know what is and what is not acceptable from letting agents.

I would like to state that ALL our fees are on the student accommodation list, on the reservation form as well and also sent to the guarantors of the students too. Invoices are also sent to the tenants and their guarantors. We also run through the fees whilst the students are reserving the property. Also our fees are also on our website hatfieldstudentlettings.com. So I do feel your comments are unjust.
