Do NOT USE THIS AGENCY!!!! The rent deposit agency has had my deposit for over 12 months because Edenvale will not respond to them. The have totally ripped me off with demands of money from my deposit. I moved into my flatland had to complain because it was filthy yet when I moved in they had a list of demands for money despite the flat being spotless. They claim they need £200 to clean the flat. i took photographs of how clean it was left by me, however, i do not have the time to take my case to court because i work away from home. they clearly know that most working tenants are too busy to take them to court and exploit this. They have even demanded money for new batteries for the smoke alarms. What happened to natural wear and tear? I submitted a formal complaint but they did not even have the decency to respond or acknowledge my complaint. Avoid this agency and go with a company who is registered with the housing ombudsman because they have to adhere to a code of practice. There are reasons why agencies will not sign up to the ombudsman scheme.....and usually negative reasons
What agent could do to change your mind?
Nothing they have acted in a corrupt and unprofessional way. They simply refuse to communicate with me or the rent deposit agency. They are rude and arrogant and my hands are tied so I have no alternative than to give in to their demands

What agent could do to change your mind?

how can you claim that what you have said is true when 90% of the reviews on this site reiterate what i have said i.e. unfair holding of deposit, no return of phonecalls/emails, it is quite clear you are just trying to cover your back! you are right that you send an automated out of office response but then do not proceed to answer the emails or return phonecalls - quite frankly the whole operation is a joke. i have spoken to numerous tenants who have said the same thing and weirdly enoug ...

Mrs Eman Dehmain that left the property in December 2013 has now been waiting 6 ( SIX! ) months for the return of her deposit - SIX MONTHS for money placed in the DPS under custodial condition - EDENVALE forces tenants to beg, plead, grovel to get their money back and they take as long as possible and their Solicitor forces tenants to take the cases to Court rather than settling even though he is entirely aware the apartment was always in shameful condition ...

I really hate edenvale I will never ever deal with edenvale again they're liars and thieves. It has been now six months since I moved out and they didn't give me back the deposit for my old apartment and the extra month i paid by mistake.  And it has been 3 months since I moved in to the new apartment and they didn't fix the broken stuff in the apartment. I spent lots of money on taxis to go to their office and they just keep lying to me and each time they tell me a different lie and new scenario. I was so nice with them but now I'M REALLY SICK OF ALL THAT.
