TLDR: Don't use EPM
Long story: I rented a property via a private landlord, who was very attentive and communicative. Unfortunately she passed the management to EPM as she decided to take a backseat. After the initial meeting with Mike everything seemed ok, and then my requests for repairs seemed to start falling into a black-hole. 3 months went by with a couple of requests 1 of which was to secure a front door lock and another to fix a shutter so it wouldn't fall on my daughter when opening. I ended up having to mail the owner who promptly got EPM whipped into fixing the problems. While Mike left/was fired I was left to deal with Karen, who has a bit of an alpha female streak but can't pull it off. She seemed to be a bit better at dealing with requests but again failed to deliver expectations on communication or repairs. She was happy to suggest that problems occurred as someone was on holiday. One such instance was after visits from Scottish water and an independent plumber to fix a shower (which was still broken when we vacated the flat) they both detailed that our tap (~drinking) water was fed from a tank. They added that this should not be consumed and we should be fed from a mains. After some time, I held rent as there was no movement from EPM on this issue. They threatened me on breach of contract even though 2 people who visited on their behalf stated that we shouldn't be drinking the water that was fed to the flat. Leaving the property was as expected, I asked for a pre-vacating inspection which we agreed on some action items. In a follow up email Karen also detailed the carpets needed cleaned which was fair. When the flat was vacated they inspected it and along with a couple of items, the mentioned '1 skirting board where dusty' and 'there is a light covering of dust on the carpets' (even though they were to be cleaned professionally). In my view these comments are unnecessary and pedantic when the flat was left in a cleaner state than when we started the lease. I've requested the deposit back as of the 4th August with a reduction for the carpet cleaning and have had no response. From my dealings I expect them to wait until the 30 days is almost up before putting in a counter proposal to safe deposit Scotland. I also expect them to add a 'cleaning fee' to cover the dusty 1.5m of skirting board. Should someone need their deposit quickly after leaving this could be an issue. I can wholeheartedly suggest that people do not rent via EPM.
