I have had a horrible experience with Factotum lettings. I stayed in one of their lettings for several years. They are extremely unprofessional and rude people, and I would recommend everyone to avoid them. They would avoid fixing as many things as possible by making excuses such as: that furniture doesn't belong to the landlord, or we'll fix it after you leave (unbelievable!).
Once, I had a boiler problem and they came to fix that as an emergency callout --- they left the gas running at 115F for twenty hours during the weekend when I was away. When asked to pay the excess gas bill of 40 pounds they asked me that it wasn't them who fixed it, here's whay they said:
"Regarding the gas payment, I'm afraid Factotum cannot take any
responsibility for this. However if you would like to take it up with
Broughton One, who carried out the work, their number is 08451192999.

When I was hit by a bill of 180 pounds as letting fee, Simon Carpenter of Factotum lettings says "Of course I told you about it. Do you have any proof that I did not say so?' How can I have proof of what wasn't said? when they had no proof of what had in fact been said.
On another occasion, the roof leaked when the upstairs neighbours pipe broke, and when I called their emergency maintanence service. The director picked it up and said he couldn't be bothered to come at the hour (8pm). They didn't come for a week! If you are a landlord, NEVER entrust your property to Factotum.
Bad , rotten, and unprofessional, that's what Factotum stands for. It's utter rubbish customer service.
