As many others have pointed out I would suggest staying away from Pavilion Properties. In fact I wouldn't wish them on my worst enemies.
As already has been said they are all sweetness and light when they want to be, and are happy to tell you anything you want to hear, but it is nothing more than a ploy to get your money/make you go away when you have a complaint.
I rented a student property with three others and our problems started from the moment we moved in. Despite paying for a supposed deep clean as part of our fee with them the (tiny) back garden was full of rubbish and overgrown to the point of being unusable, and we found several pairs of old dirty underwear under the beds.
For a friend of mine the problems started even earlier. When she turned up to collect her keys on the date Pavillion themselves had set for her to move in she was told that the house was still being cleaned and that should would have to move in later. When she pointed out that her mother had brought all her things down to move in and so no, she could not come back later and instead wanted the keys as was contractually agreed, the staff were not only rude but actually suggested she might want to consider finding somewhere else to live.
During the year the outer walls in my property had a terrible mould and damp issue, and even after offering them a number of solutions, several of which they even agreed to face to face, nothing was ever done about it. During attempts to fix one issue we had I caught out one of their staff in a blatant lie to my face; I had called every day that week and was told I needed a certain member of staff who was apparently never there, only to be told on the Friday I should have called earlier in the week as that was when he was in the office. When I calmly pointed out that I -HAD- called every day that week, and that she must therefore either be wrong or lying to me, she had the audacity to call me rude and refused to continue talking to me.
The real icing on the cake was moving out, at which point I made sure I was present for the leaving inventory after we had cleaned the house top to bottom. When the man turned up to complete it I noticed he was using a DIFFERENT inventory to the one that had been done when we moved in. When I confronted both him and the office about it all parties feigned ignorance, and it took me several weeks of phone calls and visits to their office to finally force them to use the original inventory they had given us on moving in. Even then we lost half out deposit to them as they told us they had to repaint all the walls to remove blue-tack marks. When I told them that those had been present when we moved in and we had even written that the walls were 'marked' on the inventory, they pointed out that we had not specified 'blue tack marks' so obviously they were our responsibility.
In all honesty that is just scratching the surface of the issues we had with them, but this review is already longer than I planned on it being. But all in all the take home message is the same as everyone else: DO NOT USE PAVILLION PROPERTIES!
