Beside making alot of false promises, the major problem is their dishonesty.
At the end of our horrible tenacy (details not covered here) the landlord wanted us to pay for their decoration and maintainance fee which is completely nonsense, even though the agent (specifically Mr Miah) know its the landlord's fault and still helps the landlord. (I suppose they have advantage transfers). But this is not the main part.
The main part is during our evidence submission to the deposit protection service, we got to read the evidence submitted by the landlord (which is written by Mr Miah), the submission is full of lies, dishonesty, things we have never said, we can hardly believe what we saw and was very disappointed that how Mr Miah lied about everything since he seems to be a good person outside.
SN estate brings dishonesty to a whole new level, trust me you would never want to have anything handled by them.

For those who want to know the outcome, we got our deposit back, full amount.
What agent could do to change your mind?
Horrible horrible agent, we are very upset by them, they should treat cases like this in a neutral manner and provide truth instead of lies.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

Complaints Procedure
Should you have any problems with SN Estates service which you are unable to resolve with the negotiator involved or the branch/department manager you should write to the Director for the area/department in question. This complaint will be acknowledged within three working days of receipt and an investigation undertaken. A formal written outcome of the investigation will be sent to you within 15 working days. If you remain dissatisfied, you should write to the Chief Executive Officer of SN Estates (CEO).The same time limits will apply. Following the CEOs investigation, a written statement expressing SN Estates final view will be sent to you. This will include any offer made. This letter will confirm that you are entitled if dissatisfied to refer the matter to the RICS Ombudsman service for a review.
