Warning!!! Keep away from Mann Countrywide. Can there be a worse letting agent?
My wife and I went to see one of their properties. We quite liked the property so we enquired about their fees. The agent verbally explained that the fees were as follows:
£75 for reference check per adult - £150
Inventory: £120
Administration Fee: £100
Total = £370
We were asked to pay a holding deposit of £300 to take the property off the market and to do our reference checks. We paid the amount on the same day. After the reference checks were done, we received an invoice via email amounting to £624. The details as shown below -
Tenancy Agreement (£150 + VAT) = £180
Reference Fee (£150 + VAT) = £180
Administration Fee (£100 + VAT) = £120
Inventory Fee (£120 +VAT) = £144
Contents Insurance = £126
Total = £750
It was stated that the contents insurance was mandatory. Their 'standard tenancy agreement' states that it would also cover the landlord's fittings and fixtures.
We were running out of time, it was too late to find another property. Also, it was obvious that we would be losing holding deposit of £300 if we chose to opt out. So we didn't have any other choice but to go with what Mann Countrywide asked us to pay. Negotiations fell on deaf ears and they were quite arrogant. They talked to my wife and me as if we were homeless people begging with them to live in their place for free.
Additionally, Mann Countrywide refuses to hand over the original tenancy agreement. They say they have to keep it on their file and can only give you the photocopies. So we had just paid £180 for a piece of paper that they wanted to keep on their file.
And when the inventory was done before we moved in, it was found that the owner has not done many things though the agent had promised that all will be in order before we move in. Upon enquiry, the agent explained that it is not their problem. The property is managed by the landlord so they cannot help.
Can there be a worse letting agent? If yes, please let me know¢â‚¬Â¦

There is nothing this agent can do to change my mind. They are just robbers...
