The service I have received from Dexters has been far below was is acceptable.
First, they locked me in their contract that is very advantageous to them. They told me verbally things that ended up the opposite to what the contract was (that I could shorten the 2 years contract after 6 months for instance). It was all in the fine prints yes, when I was in a rush to finish some works in the flat, organizing for my move abroad etc. so I blindingly trusted them and signed their contract. They did intentionally lied to me (resulting to me having to rent a flat to live in when I could be in my own, now that I have moved back).
Then,over the last 18 months, they had 7 months with payment mistakes (the money from the rent, after their fees). Every time to their favor. If I hadn't been super vigilant, having to point out to them the errors in their fees, I would be down by over 500 pounds (and maybe I have missed some errors too). Yes, they did fix it, with a 'sorry, it's the computer mistake, it won't happen again'. After 7 times, it's still the computer error and surely it won't happen again. On the upside they did get it right 11 times. (Errors like the VAT has been charged on their fee, and on the amount of VAT, or a fee has been charged 2 months in a row etc.)
Then comes the management part of their work. The person who was in charge was quite dedicated at the beginning (and I thought efficient), until we had major works to be donein the flat. I have spent so much time managing the agent, that it would have been easier for me to do it all myself. For instance, the day before the works were to start, a Sunday night, I receive an email from the tenant wondering when the works were to due to start.... and the tenant had to vacate the flat during the duration of the works. Here I am now contacting tenants, contractors etc. to find a solution (and try to keep the agent in the loop).
And I'm paying 15% of my rent for this.
It was the first time I've used letting agents, they may well be all the same, but I would recommend to try your luck elsewhere.
