I recently sold a property in Clapham through J Pendleton. First impressions and the sales pitch were good, and I ended up appointing them over Marsh and Parsons who had actually valued the property at a higher rate. However, following the appointment, the process lurched from one disaster to the next:
1. I was promised that the property's details would be on-line and available in store within 24 hours. After a week of nagging, the details were finally posted on-line, but I was left with the distinct impression that without my pushing, this would have dragged on indefinitely;
2. Once details were posted, again, it was a real struggle to get the agent to confirm viewings and provide feedback. After only 3 viewings, Pendleton applied considerable pressure to accept a much reduced offer price, regardless of the fact that a mere week previously they had valued the property at considerably more. Apparently the market had 'turned' in the space of 2 weeks - nothing to do with them securing a quick commission I'm sure;
3. During the negotiation process with the vendor, it was difficult to determine who's side the agent was on. We were misled over exchange and completion dates and had to nag to follow up on the most basic of points;
4. Before completion we asked for the payment of their commission to be delayed by 15 days. Without this delay, the chain would have fallen through. J Pendleton would not accept a compromise solution, and whilst I was abroad on business one of their Director's left an outrageous voicemail threatening legal action and the appointment of a debt collection agency if payment was not authorised in 12 hours (regardless of the fact that I had already provided and confirmed a payment date and the fact that Pendleton were aware that I was out of the country).
Lesson learnt: steer clear of J Pendleton if you are selling a property. If you do have the misfortune of appointing them be prepared to have to chase, nag, and deal with their uncompromising position. Given my time again, I would have appointed March and Parsons.
J Pendleton: All gloss, no substance.
