Shocking.
Mavor advocated for a clearly unsuitable applicant rather than carrying out a proper assessment. After fourteen months of unpaid rent, I discovered that the tenant's application form contained several strange entries. If I'd seen these at the time I would have asked questions about the applicant's ability to abide by a tenancy agreement, however Mavor & Co maintain such anomalies are completely irrelevant. They did not question the applicant or inform me. There was also an excellent, five star tenant reference - from a PARENT. They emailed that the references checked out “fine. They did not consider securing a guarantor. As of July 2024 they argued that tenant references from parents are acceptable. Mavor & Co put me in breach of regulations, making me vulnerable to complaints and fines. The deposit was submitted late; the Prescribed Information was not delivered (Callum wasn't sure what that was) and there was a week without a gas safety certificate, all of which they didn't seem to notice. They were so resistant to providing information, such as inspection reports or copies of safety certificates, that early visible breaches of the TA were missed, and, when they failed to have the portable appliances tested, it was over a year before I suspected they had NOT obtained the required PAT certificate. They had assured me it was done. The following year's PAT was very overdue and repeatedly delayed without explanation. Emails revealed that their understanding of my, and their, obligations was incorrect. I had to complain on an explicitly formal basis to get acknowledgement that they had not obtained a PAT certificate as instructed. There was no explanation for not properly attending to many requests for a copy. It took five long months for Mavor & Co to apply to the FTT for access. Several clauses of the Letting Agent Code of Practice had been breached. In the absence of remorse I reported these failings to the FTT. Immediately before I was to present the evidence to the court, Ms Mavor reluctantly agreed to provide compensation of a fraction of what I lost. She explained it was to end the stress for her manager.
