I am not someone who typically writes reviews, but my experience with Ace Property Management Solutions has been so shockingly awful that I feel compelled to warn others. Based on my personal interactions and observations, I cannot understand how the overwhelmingly positive reviews for this company are anything but fabricated.
My girlfriend relocated from Leeds to London a few months ago and was shown a property managed by your company. She was subjected to high-pressure sales tactics, being told the property was highly sought after and in great demand, despite it being in an appalling state. The property was riddled with defects: a broken cooker, a leaking tap, doors that wouldn't close properly, moldy windows, and an overall lack of cleanliness. In fact, the entire property was filthy, yet she was coerced into signing a 12-month lease — the biggest mistake of her life.
The nightmare began from day one.
Flooding Incident: A leaking tap was supposedly fixed by a completely inexperienced individual sent by your company. Instead of resolving the issue, this person caused a flood, leading to extensive damage not only to my girlfriend's flat but also to several other units below.
Cleaning Negligence: Despite promises to clean the property, the job was done so poorly that my girlfriend had to spend £150 of her own money to hire a professional cleaner.
Broken Appliances: The broken cooker and malfunctioning doors were never addressed, despite multiple requests.
It is clear your company lacks the basic competence to manage properties, let alone fulfill obligations to tenants.
Furthermore, I spoke with other residents of the building during this ordeal. They painted an even grimmer picture: complaints dating back over six years remain unresolved. A WhatsApp group created by tenants revealed staggering issues, including drug dealing, sex work, litter inside and outside the building, and even dog excrement on the stairs. Hygiene is non-existent, and the entire building is in shambles. Yet, your company seems utterly indifferent to these complaints.
The final straw was an abusive phone call my now-pregnant girlfriend received recently. Your representative threatened her with eviction, claiming she hadn't paid her rent — a blatant lie. She provided evidence of her payments and has never missed one. Instead of acknowledging their mistake, your employee hung up the phone and failed to follow up.
Your behavior is beyond unprofessional; it borders on harassment and negligence.
Based on my experience, and that of at least 13 other residents I've spoken to, it is hard to believe the positive reviews for Ace Property Management Solutions are genuine. I will be filing an official complaint with the Property Ombudsman and any other relevant regulatory bodies. Additionally, my girlfriend will vacate the property as soon as her lease ends, and we will never deal with your company again.
To anyone considering renting from Ace Property Management Solutions: don't. It will be the biggest mistake of your life.
I expect a formal response to this complaint, although given your track record, I won't hold my breath.
