In July this year I had an offer accepted STC on a property marketed by Knight Frank. The agent dealing with this was Isabella T.

The vendor and I agreed on a price subject to surveys etc. I arranged for a surveyor to visit the property, so the vendor was fully aware that I had arranged a full survey of the property.

On completion of the survey, my surveyor called me to advise me of several major concerns including finlock gutters, damp, old electric system, wasp nests, and an old boiler which had not been serviced since 2012. Also a loft conversion with no paperwork.

I immediately informed Isabella so that she could let the Vendor know. I wanted him to be aware earlier on in the process that I would be putting in a lower offer due to the condition of the property.

Isabella sent the survey results to the vendor and asked me to provide some estimates for the works that needed to be done to bring the property up to current safety standards. I gave her a ballpark figure of £50k. The vendors son said that he would be willing to negotiate with us.

On the 3rd October, I receive a text from Isabella saying that the vendors son has informed her that the property is part of Wentworth Estate, therefore has a full report of the loft conversion.

My solicitor then raised enquiries with the vendor early October. At this stage Isabella, and the vendor were fully aware that I would be offering a lower price due to the condition of the bungalow, which I was completely unaware of before carrying out the structural survey.

Isabella said it may take a while to receive the responses to the enquiries due to the vendor being elderly. I was happy to wait, even when at this point I had sold my property, put my belongings into storage and currently living in hotels!

Over one month later I decide to place a new offer due to still not receiving the vendors responses to the enquiries and Isabella claiming that they had been sent! We are now 4 months past the vendor accepting my first offer.

My builder had taken a look at the property and advised me that just to bring the property up to safe current standards would be over £50k. With that in mind, I presented a very generous offer deducting £50k from the original accepted offer.

I received a very rude and aggressive message from Isabella, threatening me. I was informed that if I did not agree to £530k in 1 hour, (£15k) lower than the original accepted offer, they would re-market the property.

I was upset and shocked that I was being threatened by both Isabella and the vendor! Especially after I had been so patient and fair, always considering the vendors position.

I asked if they would allow me one day to receive the responses to the enquiries from my solicitor. I told them I would consider their final offer but I would like to see the responses first. After all, is this not the reason why people pay for a solicitor and a survey!

Shockingly, Isabella responded that they would not wait and the property is going back on the market.

I then receive the answers to the enquiries the following day, only to find that the vendor has not fully answered the questions. They had not provided any documents to support the loft extension and there was no evidence that it is part of The Wentworth Estate. I realised at this point that I had been lied to throughout the entire process. Not only by the vendor, mis-representing the property, but also by Isabella, who changed the story several times regarding the vendors onward purchase and supported their lies.

They were quite obviously trying to bully me into paying a higher price than the property is worth. Unfortunately Isabella did not deal with this in a professional manner, attacking me for trying to reduce the price, when she was fully aware that my final offer was more than reasonable and I had evidence to support the price reduction.

Isabella then continued to email my partner saying how the Vendor, the poor elderly guy was shaken up by this whole ordeal. Had the vendor priced the property fairly and provided honest answers to the enquiries, this would never have happened.

Isabella proceeded to attack me by email, saying I had prolonged the process, when it was the vendor.

Isabella, copied her manager in to an email claiming that we had agreed to £545k and apparently 'in my partners words' factored in the work that needed to be done into that figure! I had no knowledge of the condition of the bungalow when making my first offer. Why would my partner say that we've factored in the price of the works if we were completely unaware that the property required any work! Why would I have paid £1000 for a full survey if I was aware of the condition of the property! Why did Isabella ask my partner to get some quotes for the work and send to her, if we already knew how much the work would cost when making the first offer? Finally why would she ask for a ballpark figure if this had already been 'factored into the accepted price' This just shows how unprofessional and dishonest this agent is and her lack of knowledge regarding this process.

Isabella should not be dealing with clients as she lacks the knowledge and professionalism. She chose to use the vendors age to try to manipulate me, and distorting the truth to justify their terrible behaviour. In addition, the manager of Knight Frank Virginia Water was copied into to Isabella's unprofessional emails to me, and he failed to respond and apologise.

They have completely mis-represented the property, stating it is detached when it us actually semi-detached. They also claim it has 3 bedrooms and 1-2 reception rooms. Clearly their professional marketing team cannot count. The property either has 3 bedrooms and one reception room or 2 bedrooms and 2 reception rooms. There are 4 rooms in total. Completely misleading information, dishonest and rude agent.

Be aware and cautious when using this company!
