After 16 months of living in this property, we've endured 235 days without conservatory doors and only internal doors to protect us through the last winter. It's been 424 days since leaks were reported in the conservatory, 372 days since the kitchen leaks were reported, and 150 days past the deadline for the Council's mandated repairs.
Emails have gone unanswered for months. The estate agent has shown a complete lack of care for their tenants and failed to communicate these ongoing issues to the landlords. They haven't informed the landlords that the so-called vetted contractors have no insurance and are completely incompetent to carry out essential work. Worse, they've forced these unqualified contractors into our home, under threat of eviciton.
They proceed with works that will rip out plaster from most of my living areas and bedrooms for damp repairs, while our children are off school during half term. The works are being carried out with no protection, no safe systems of work, no paperwork, and when we ask for proof of contractor qualifications or assurances, follwoing having to stop the works due to the threat of law enforcement following the contractor drilling though to his property 4 more times follwoing the firs stating he would be more careful i receive a breach of tenancy as as the agent can not supply these documents.

We do vet our contractors and ensure they have relevant public liability insurance.Yet, the neighbour was asked to lie about the dates for the claim once the contractors obtained their policy.
It is for you to assess the risk of my contractor's work to your family, not the landlord, and definitely not Belvoir.
As I am sure you are aware, there is no legal obligation for contractors to carry public liability insurance.
So, were these contractors truly vetted and passing their liability onto me, but won't supply me with the relevant paperwork to access the risk?
When we pointed out the legal violations they have committed, are responses are now I acknowledge receipt of your email below and will be in a position to respond in due course.
It's clear that their priority is self-preservation, as they continue filtering information from the landlords and preventing direct contact with us as tenants. It will be interesting to see how they defend themselves when the landlords are standing in court while the agent claims no responsibility for the actions taken on behalf of the landlord—actions that may have been entirely unbeknownst to them.
I now go into another winter with you children two with autism and asthma, with bare walls, unfinished works, no heating in the areas they are carrying out the works, onto of all the other works, leaks, electrical risk, safety risks that have been outstanding since we moved in.
And refusal for direct contact with the Landlord.
