Below is an email on check out to Clan Gordon outlining their unethical and unprofessional behaviour towards tenants and home owners. Needless to say we are pursing this through our deposit scheme but i would warn tenants to think carefully before selecting this agency and homeowners based on their lack of regard for the property.

Whilst disappointed by mail and way in which Clan Gordon chooses to operate, I cannot say I am surprised.
The property was left in excellent condition having been professionally cleaned by an external company.
When Clan Gordon decided to take over the tenancy based on the landlords decision to change agency, we made them aware of various issues that were faced on check in, this included:
- Damage to the walls, redecoration needed – As noted by the agency at the time in writing
- Lack of cleaning – Documented and agreed with agent on entry
- Marks and stains on the carpet – note previous owners had a dog and this was evident
- Lack of cleaning of bathrooms, sink and appliances
- No maintenance of the garden
- Leaving of rubbish, full bins, rubbish in the garden and on driveway
We had agreed with the previous agent that given we had to pay for an agency to clean on entry we would not be expected to clean on leaving, but we did this anyway out of courtesy and pride.
I made you aware of all these issues and asked you to acknowledge and agree this in writing prior to signing an agreement with you, all of which was done. The fact that you choose now to disregard and ignore previous correspondence, requesting I submit everything again – inspite of my reminding you prior to check out is at best incompetence.
Between the period of April when you took over the property and September, Clan Gordon entered on 4 separate occasions:
1) To check the property and confirm its state
2) To recheck the property and supply missing safety equipment (although this viewing happened no equipment was provided)
3) To take photos of the property for marketing
4) To conduct a series of back to back viewings of the property in our absence over morning
On the final occasion on returning to the property damage to an upper bedroom window was found and reported immediately. Clan Gordon acknowledged this damage happened during the viewing and agreed to resolve. This was also documented in writing. At no stage did you suggest that we would be responsible for damage caused during your visit and I find it unethical that you should wait for a check our report and decide to pass the cost onto the tenancy. Does this bullying approach usually work for you?
Unfortunately, despite asking numerous times you personally declined to meet me at check out on the Friday, despite asking weeks in advance and being told by colleague that this would happen (again all in writing). I have no responsibility for the property between my period of exit and your entry and no way of knowing who has been present/ has not having recorded the return of my keys.
I feel very strongly that Clan Gordan operates in an unethical manner, and I will wait and pursue this through the appropriate avenue of the Deposit Scheme company. Whilst I recognise this means I will wait longer for my despot to be returned; I am willing to wait as I think this behaviour should be exposed to save other tenants facing similar challenges that might not be able to wait for funds. This property has been subject to a series of debt collection agencies for the owners, again reported to you and it seems as though this is a futile attempt at cash creation.

It was my choice to change to Clan Gordon mid tenancy as quite frankly the former agent was not fit for purpose and I have been really pleased with the service provided since the transition.
The assistance from Gregor and the team has been exemplary and has been a huge stress reliever given that I am residing in Australia. We now have a new tenant in the house vetted by Clan Gordon and I couldn’t be happier.
Just to cover off a few issues raised above. I can confirm that the agency did seek professional advice via a glazer on the window breakage and it was confirmed that the explanation given could not have accounted for the damage.
As for the debt collection letters- these were not in the name of anyone on the mortgage of that house and were dealt with by myself as soon as I was notified.
