The following is most of the email I sent to my landlord about the situation:
Thanks I hope you are well too. It is because the property is unfit for a tenant. These are the issues I am aware of so far that make it unfit for a tenant:
- The toilet doesn't flush.
- Four taps are not working.
- The water from the tap that works in the kitchen is causing a leak in the cupboard under the kitchen sink and therefore it is not possible to use either of the taps in the kitchen.
- I cannot get the hot water to work even though I put the hot water on for at least 20 minutes and ran the hot water tap in the kitchen for about 5 minutes.
There are other issues that I have told will be dealt with:
- The garden is in a poor state, including being overgrown and full of weeds.
- Sealant in the bathroom.
- Legionella risk assessment.
The rent I am paying is £895 pcm for this property and in its current state it is not worth it.
Yesterday I picked up the keys at close of business and left a voicemail for Rex Gooding after close of business asking them to call me. I let them know that I needed to speak to them urgently, because the property is not fit for a tenant to live there and I described some of these issues. They have not returned my call today. They closed at 2pm today. I was not able to call them today, as I've been having significant problems with my sleep that has affected my sleeping pattern. It is extremely disappointing that Rex Gooding have not dealt with these issues before me moving in. It is currently not fit for a tenant to live there. I wanted to make you aware of this as it is important that you know how Rex Gooding are managing the property. I understand I can report repairs on their website. However, I do not think it is fair that I should need to do that for so many essential repairs that would make the property fit to live in. It is a very poor start to my tenancy and to my relationship with Rex Gooding. Think how you would feel if you were in my situation. Also, I have long term depression and anxiety which make it even more difficult to deal with. This is on top of the stress I have experienced due to the no fault eviction notice I received at the beginning of April, due my landlord selling his property and how difficult it has been with the current housing market to find somewhere to live. It is big upheaval for me and a stressful time as it is. All of it has worsened my depression and anxiety. Would it possible for you to talk to Rex Gooding as they may be more likely to respond quicker and more positively if you have spoken to them? This would at least be a good start to my relationship with you as my landlord. Sorry that I have contacted you directly rather than dealing with Rex Gooding. However, due to these being such difficult circumstances, I have felt the need to contact you. I appreciate any help you can provide on this matter.
