THERE IS ONE THING FOR A PROSPECTIVE TENANT TO CONSIDER!
YOU WILL NEVER EVER CLAIM BACK YOUR DEPOSIT IN FULL as they will always make up a 'reason' for this. Here is an example. The agency will accuse you of doing something that from their point of view is a 'damage' done by the tenant and must be 'repaired' at tenant's cost. They will never provide any supporting evidence of these accusations and only say 'everything will be submitted to DPS (deposit protection service) in full transparency'. Full transparency means all parties involved in a dispute should have access to the evidence, right? Well, not with Paul Kingham and DPS as you would not see a single photo. Once the DPS opens a case, your deposit is frozen for at least two months. By the end of play, the 'independent adjudicator' will conclude it is the tenant who must pay for everything, as they 'have not received sufficient proof from tenant'.
Regardless of the state you leave the property in when departing Paul Kingham will still say it is dirty and there are several cleaning misses. They also never bother to come and inspect the property personally and instead rely on inventories compiled by their mates.
AVOID IF YOU WANT TO KEEP YOUR MONEY SAFE!
Paul Kingham do not dare to prove me wrong as you will lose the rest of your reputation in my eyes.
