I will give a timeline of my experience with carmen friend.

Tuesday April 2nd
House appears live on Rightmove with a price of £290k, appointment booked to view for Thursday afternoon and offer submitted to owner for £275k.

Thursday afternoon main road to area closed for emergency repairs, no way to access property except a detour that would take us passed viewing time. Phoned to change viewing ahead of time and got told next available viewing day is next Thursday a whole week away (with a large offer on the table, with scope to increase surely if they can’t find a sooner appointment they need more staff or less property?). Left at this

Saturday at 11.36 (right before they close for the weekend conveniently) called to say there has been an offer made and if we wanted to beat it we would need to be in the high £280s. Asked if we could view earlier, got told no (again seems fishy) told the agent my partner was out at the time but they we would discuss it and come back. Spent all weekend moving money and closing investments to see where we could get to……… great we discovered we can get to £295k !!!! Fantastic.

A few more calls on Monday and I’m ready to go.

Tuesday morning, call carmen friend to increase my offer to £290 (leaving me a little wiggle room) to be told sorry the seller has excepted a offer on this property and it is no longer available.

I was shocked, told I have every legal right to make an offer but they won’t let me view, and they know the owner won’t except an offer without someone having viewed. So basically I have been led down the garden path all week and now backed into a corner, with the company fringing around the law regarding offers.

I just wonder if the seller will ever know they lost £12.500k and a very fast sale !. I have a 50% deposit and through my work have access to amazing surveyors, solicitors and mortgage brokers.

I also wonder who the lucky sod was who in the current state of property affairs in Chester being through the roof and property selling generally over asking l. I must wonder was it luck ? Or was it who you know !! I fear the latter !!

I have since asked to have my information removed by carmen friend and would not trust them to sell me a caravan let alone a house !.

So many amazing and long establish estate agents in Chester to pick from , sorry carmen, you’re no friend to me !!!
