My dealings with Reiss Samuels, Satnam Gill in particular, came about when my child was looking for accommodation for the next academic year with a group of University friends, and the place they found was being managed by this company. I was a little taken aback by how unprofessional the e mails looked. Very poor grammar and some spelling errors which I would not expect from a professional company. They were also incredibly confusing, as were the documents sent regarding the tenancy and other communications regarding the process. In my first call with Satnam, I did tell him this however his reply was “.. well nobody else has had any problems understanding, just you.” which I felt was incredibly patronising. I am by no way stupid, but he made me feel that and the rest of the call continued in the same manner. I was incredibly anxious. I feel a more professional approach would have been a simple apology and to ask if there was anything I wanted clarified or explained. Some time later I had the misfortune of another 2 telephone calls with Satnam. Incredibly unprofessional, shouting at me down the phone, very intimidating and aggressive towards me, would barely let me speak, kept talking over me all of the time, did not listen to anything I said or answer any questions and twisted what I did say. He told me he was going to send an e mail to all of the other parents naming me in full and telling them I said something which I certainly had not – I told him not to do that but he went ahead and did that anyway. At the end of the final call he shouted at me “….you’re a f*****g b***h “ a couple of times so I disconnected. I followed that with an email directly to him to tell him I found his behaviour intimidating and after what he called me I did not want any further communication from him, however there were 2 emails sent to me within a few minutes. He has had a similar attitude with my child, and kept ringing multiple times when they were in lectures or at work. My child has had to tell him to stop contacting him and then left a negative review which has been met with a threat of legal action for defamation. Another parent in the group had the same response to a negative review. Everything I have said here is the truth – Satnam has stated in a previous review that all calls are recorded, therefore the recording of these calls I have described will show that. All other statements are my honest and true opinion following my experience. I am not going to tell anyone not to use this company – but I feel I have the right to post my experience and opinion just like those who have had a positive experience. If you look at the 1 star reviews across Google, Trust Pilot and allagents, you will see a very common theme so I think rather than threatening to sue people who leave a negative review – why don’t you learn from them – apologise and change for the better. Then they might stop coming. (By the way, I am not complaining at all about the fact I failed a guarantor reference check, just in case this is what the reply is – I am not ashamed of that – I have raised my child alone with no financial support and worked extremely hard to do that. My issue is the way I have been treated as stated above).

You should not be providing false or misleading information.
Reiss-Samuels do no manage the property as stated on the holding deposit contract clearly you failed to read that as well and the criteria for a guarantor prior to the holding deposit being paid and the holding deposit contract which you signed.
You made contact on the 12th March 2024 via email and phone wanting a update.
The other tenants had no intention on carrying on with the process some weeks ago prior to this. When Connor Davies was spoken to on the 12th March again he was under the impression he or the others had not heard anything for some time but that was put to bed as soon as attachments of emails come over. This time text messages were sent to everyone copying and pasting the emails just in case anyone disputed the fact there was no communication hereafter.
It seemed as if the communication between you and your son for several weeks was non existent about moving into this property otherwise why would this question be asked, this also seemed to be the case with Connor and the other prospective tenants. Connor made no attempts to complete the application form as we can see on our end every time someone views the application, completes the application and when its updates as well as updates on referencing process. Yet he wanted a update on how the process was going. Fcc paragon send reminder emails every 48 hours asking for the application form to be completed on top of this we as a company send out reminders

After emails then received from the other prospective tenants and a parent which was reiterating they were no longer proceeding we had made our own mind up here your communication was not to ask for a update it simply was in attempt to recoup the holding deposit and twist everything. You claimed the others had not dropped out and we had no evidence of this so we reopened the referencing process to continue.
As explained in a text message to you previously i must thank you as you followed our processes in signing the holding deposit contract, completing the fcc paragon application form and posting your documents to the office within the time frame given.
