Do not use this company. We rented a place through them which we were happy with, however, nearing the expiration of the lease we received a letter stating our lease expires and asking what do we want to do. We contemplated it and decided not to renew and they started the normal leaving procedure. 5 days later we were informed the lease stated the end date was actually a further month and we would be liable if they couldn't rent the flat. In fact the lease stated the correct time period but had an erroneous end date. The agent's typo on the lease.
As you would expect we were apprehensive and hoped it would get rented out. Well, the only viewing of the property in the 6 week period failed to find a new tenant as the agent did not bring an actual key to access the flat. After making us vacate the place with 40 minutes notice, not the agreed 24 hours, the agent and prospective tenant were trapped in a common area for an hour. A comedy of errors, so of course they failed to re-rent it.
As they failed to find a new tenant we disputed the lease error via the independent adjudicator, who conclusively found in our favour. The process took 8 weeks but was worth it. The landlord and agent submitted evidence against us, given the 2 versus 1 meant we were relieved to win. Remember in a dispute it is the landlords responsibility to prove beyond reasonable doubt the tenant was wrong. Thankfully this system is in place.
My final issue with them was the cleaning of the flat, we left the place in a better shape than when we found it, however, as there was some dust on top of the doors they recommended a light clean. The minimum charge for this is £100. We should of not bothered cleaning at all and paying £200 for a full clean. They pocketed a nice tidy profit.
All in all this was a poor experience where the agent took fees off us and tried to pin their mistake on us to take our deposit. Do not use this company.

The agent kept reassuring us that once we pay the RESERVATION deposit, it will be taken off the market - but it did not! We were in the referencing process after our offer was accepted and somehow they are not trying to move the progress along. I had to stressfully keep chasing them every 2-3 hours to know where we were at. They were also particularly hard to find once you pay your reservation deposit!!
One of the agent was also quiet rude when I was chasing my referencing/ application progress. He mentioned that there was nothing else he could do to speed up the process. So what are they on earth for?!?!
So once our referencing was finally done - after so much sweat and distressed chasing them, 1 day before we were supposed to move in, they suddenly called and said the landlord's daughter had a major flood/ fire that she would stay in the flat instead. It was just like that. My partner did not believe it that he emailed the agent again asking what was the real reason of the sudden withdraw. He then admitted that they accepted a higher offer - and asked if we would want to match the offer. Unbelievable!
So we were back to square 1 with a baby without a place to stay.
Unprofessional, unethical and unbelievable. Stay away!
