I have been a tenant in a property 'managed' by M&P Hammersmith since the 21st of August 2023. Since moving in, they have been short from being unhelpful and flippant. There are several issues with the property that have either been conditional to our offer, flagged on the inventory report or raised multiple times to our property manager. The lack of effective communication, sense of urgency and sense of their contractual responsibility has led us to waiting with broken appliances, mould, electrical hazard, to name a few.
To this date, these issues have either not been addressed at all or have been addressed with substantial delay - contractors have come multiple times to the property to assess the issues and not resolving them or keep finding further issues that have not been picked up before.
Window handles have been broken since the beginning of the tenancy and, despite my rent includes heating, it was not turned on until November 3rd due to technical issues that were not resolved, which has caused serious health issues (not to mention safety issues as burglars could break into the house). This has also caused significant amount of mould developing in the bathroom and bedroom. Whilst a damp survey was booked for a month after the issue was reported (November 29th), not action was taken to remove the mould, which also resulted in respiratory and skin issues, and mould appearing in sheets and clothes. Thus far 3 windows have been repaired, and last one was not repaired until November 24th.
The dishwasher is also not properly working since the beginning of my tenancy, which does not allow me to use the kitchen facilities at full capacity. This has been reported a couple of months ago, however recently it was causing the fuse to go down, causing electrical issues in the property. After weeks of chasing, a new dishwasher was delivered (October 27th), but it was then flagged by the contractor there were carpeting and rewiring problems that needed to be sorted prior to installing the new dishwasher - that consequently was left in the middle of my living room until November 24th.. Another contractor came on November 16th and could not sort out the issue. I still don't have an ETA on when this will be resolved, and been living in a property that is risking my safety.
The bed curtains were to be replaced as part of my tenancy offer as soon as moving in (August 21st) and remains unresolved - which is a breach of my contract.
Whilst they are contractually responsible for managing the property, nothing gets resolved in a timely manner. There is no value added in having M&P managing my flat, as they have been incapable to the point of negligence and disregard for the dangerous situation they are putting us in.
