Landlords and Tenants should avoid Foxtonsflation in 2023! The current Letting's Manger Mr Robert Conway at Willesden Green is purely driven by OTE and he inflated a rental valuation from £1100 pcm to £1500 pcm, a whopping 36.36% increase in desperate attempt to stop me walking out of the door and taking the business elsewhere. I was seeking financial compensation for mismanagement and the Letting's manager could do nothing for me except hike the rent of the next tenant and offer me a miserable £250 discount on the next contract. Effectively getting the next tenant to pay more rent to subdue my compensation claims for Foxton's own incompetence. The current tenant had been there just over a year and had already complained directly to me about Foxton's rental price valuation already being too high for a studio of only 20 square meters and had given notice to leave at the end of the fixed term. We had previously given some other business to Foxtons and we were shocked that they had flagged us for a £20,000 fine to the Government for not having a valid Gas Safe certificate once the tenant had already moved in. We have our own engineer doing such work and our valid certificate was rejected on multiple occasions and the threats of the fine continued. I spoke with the Letting's manager multiple times who failed on every occasion to take any responsibility for this plainly wrong action and blamed the IT department and our technical skills were challenged by their insistence on the only possible way we could avoid this £20,000 fine would be via the myfoxtons portal. I continued to email the the valid Gas Safe certificate multiple times to the Lettings Manager Mr Charlie Willars and the only way to remove these unwanted notifications was to leave Foxtons altogether which is much more complicated than you can imagine! They do not negotiate and they charged us 21.6% (18%+VAT) for the fully managed service which is nothing more than a online portal which contains incorrect information that will waste your time on every occasion and will result in further friction between Landlords and Tenants. As a Landlord I genuinely feel that the tenant should feel comfortable about the level of rent paid and I will be reaching out to Rt Hon Michael Gove MP, Ben Twomey of Generation Rent and Ben Beadle of the NRLA. The current draft of the Renters Reform Bill should be updated with a maximum commission that can be charged by a lettings agent as that price is ultimately paid by the tenant. This would have a more significant impact than any other measure and the savings should be passed onto the tenant. I will give them a full account Foxton's ruthless business practices and will update here in due course.
