SHOCKINGLY BAD SERVICE! (Landlord perspective)
If I could leave a 0 or -5 star review I would.
I contacted the letting agency a week before my new build property was signed off to get a head start on the letting process.
It took them several days to put a very simple listing up on Rightmove. Upon reviewing it, I had to message them regarding a couple of spelling errors, along with wanting a change in the title, what was written about the property and the order of the images. I did not realize my teaching and marketing expertise would be needed for a service I would be paying for…
I had gone into the property to take some pictures to send over to be used for the listing (so the process could be sped up) expecting them to come in and take some more professional ones shortly after. No, they relied on my high quality professionally taken iphone 6 photos to do the job.
They also said they would have a sign up the same day, and to date I have yet to see a letting sign outside the property. I should have known to switch agencies at this point, but I thought I would give them another chance.
The property then went live, and several bookings came in for it shortly after. I took a look to see when they were booked in for, and saw the date being a week from that time. A whole week! Why, because the letting agent, Abbie, was on holiday. And for some strange reason they had no one in their entire office to do the viewing on their behalf. At that point I would have been happy to go ahead and do them myself to get the process moving but was not given the option.
A week comes and goes and no updates. I called in to find out what the verdict was and they said they had a very interested tenant. They just needed to do the standard checks and they would be ready to move in immediately. Great news.
I then called a few days later and asked what we were waiting for. They said I had requested checks to be done on an underage tenant (which I never did) and the parents did not understand why this was required as it was not possible. I let them know I never told them to do this so am unsure why they never contacted me to confirm it.
They also never bothered to tell me about the legalities of having an underage tenant and what a contract involves when this is taking place.
Another week goes by and I hear nothing. I call in to find out the agent is on another holiday. How convenient. I wait until she is back to contact them again. When I do, I am told the letting agreement will be sent out to the prospective tenants but unfortunately will have to wait as the person in charge of this is now also on holiday.
“WHAT A JOKE” was my response. A few days later, 4 weeks into the process, I let them know they have till the end of the week to get the letting agreement signed otherwise I will be firing them for the horrendous job they have done so far.
I got a call from the tenant directly saying they will not be able to get the agreement signed until the following week (strange as they said they were wanting to get moved in immediately) and letting me know that the agency has also been messing them about for a few weeks now. Not surprising in the slightest.
The letting agreement sent over to the prospective tenants also had multiple issues with it that could lead both the tenant and the landlord into varying legal issues.
And to top this entire process off, I receive a note through the mail saying I need to pay a postage stamp of £1.50 to get my keys back. They couldn’t even deliver the keys to me after losing me £2600 of potential rent from a tenant who was ready to go from week 1!!!
Don’t be fooled by their 5 star reviews as I was.
They could lose you a LOT of money!
