I deeply regret not heeding the numerous negative reviews on Reiss-Samuels before getting involved with them. My landlord was Rakesh Patel, the same individual spotlighted in a concerning article on Morning Star (https://morningstaronline.co.uk/article/b/east-london-property-tycoon-accused-of-exploiting-tenants-by-stealing-their-deposits). The experience was nothing short of a nightmare.
The property images online were misleading, and the floorplans in the tenancy agreement were inaccurate. Rakesh had an alarming tendency to make unannounced visits, often letting himself in and looking at our rooms without prior notice, leaving us feeling invaded and deeply unsettled. Like many others, I faced unjust deposit deductions for the most trivial reasons.
Satnam, another agent from Reiss-Samuels, often boasts about their properties being in high demand, which from my experience, couldn't be further from the truth. He's notorious for never being on time for viewings, leaving groups of students stranded outside properties. His demeanour is consistently rude, echoing the sentiments of many other negative reviews.
Interestingly, viewings for their properties start as early as January, much earlier than most other letting agents. I can't help but think this is because few people want to live in the student HMO houses they offer, so they're trying to get ahead of the competition.
The positive reviews, likely from working professionals, seem to be the exception rather than the rule. As a student, I felt particularly vulnerable to the manipulative tactics of both Rakesh and Satnam. I'm now reaching out to other students I know who've previously rented with Reiss-Samuels, urging them to share their experiences and reviews. The more people are aware of their practices, the better informed future renters will be.
If you're considering renting with them, especially if you're a student, please be cautious. Know your rights, safeguard your deposit, and perhaps consider other options.
