Please never use this company.

I am a landlady and they never paid me on time. They used very excuse in the book (tenant not paying, person writing cheques not here, etc.).

I finally got fed up and took them to court. It took a long time but well worth it as my hard work and patience paid off - the bailiffs were sent round to them by the courts and did not leave until the company issued a cheque. The cheque did not clear and I continued the fight and finally won. After this I asked for the return of my keys and they never arrived. Again every excuse in the book given to me. When I visited the property I found that they had let it again without telling me! And they had not been paying me the rent! So I contacted them and they said they had paid me and my bank had obviuously lost the payment. What a load of rubbish. I took them to court again and won. Bailiffs had to visit them but in the end I got my money.

My advice for anyone who is owed money by this company - persevere. It is a long process but please persever - you will win in the end. And the satisfaction is great - knowing that they could not rip me off and keep my money. Don't forget to claim for court costs as well as the money they owe you. I got every single penny back.

Sorry this is so long but please do not let these people steal your money.

I can only add to the list of unhappy and ripped of landlords. I also would like to take this man to court and any help with a solicitor's name that has succeeded would be appreciated.

He owes me three months rent, and has broken the law by not depositing the tenants deposit! I have also informed the trading standards and the TDS (0845 226 7837) who he has just joined. They were concerned and helpful but I have to give him 21 days to reply (he never does) please ring them if you haven't.

As to Spain, yes he has a house there but also has other businesses here in UK you can Google them.

If anyone can give me a solicitor that has dealt with this man and won please let me know. [email protected] I would be most grateful.

I too can add my tale of woe re this company. Yet again the rent due to me is months in arrears and it is impossible to get a response to phone calls and emails. Much as I dislike it the next step will be legal recourse.

I am a landlady and have used this company and they owe me hundreds! I just didn't know what to do. I have experienced all of above but didn't want to go though courts but now I know I have to. I think we should contact trading standards. Originally I thought I was alone but with this number of people effected office of fair trading must be able to do something. Can anyone tell me how to start the court process.

Actually I used to work in this estate agents, I can confirm that both Ascot and Langley DO HAVE separate owners than slough, Sprenger did own Cippenham but also got bough out that as well. Maybe you should collect FACTS before posting things on the internet "wheres our money". Good Luck! ...

BPS have not paid rental income from a property they are managing on my behalf, two months rent for Nov and Dec. In the past they always paid rent late by more than 3 weeks despite the tenant paying rent by direct debit on 1st of each month. Now they have stopped altogether and I was told that Shane has moved to Spain and is managing accounts and payments online from Spain. I never realised that there are so many clients of BPS who have been made to endure such treatment. ...

The deposit is the tenants money held against arrears & damages. As deposits are registered online it is not beyond the bounds of possibility that an unregulated agent could make a fraudulent claim against this deposit. More info if required from [email protected] ...

Yes eventually they paid up, but unfortunately I am still having the same problem. The only solution I have come up with is to give the tenants notice to quit and then appoint a new agent, which is most unfair on the tenant as it is not their fault. ...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
