If I could give 0 stars I would!
Me and My girlfriend rented a one bedroom apartment with horizon for 3 years. And in short it was the worse 3 years of our lives. Us as tennets we never caused any issues and rent was always paid on time if not early.
But after investigating it is clear that horizon treats all of their tenants with an incredible lack of respect, with any issues of the property being immediately blamed on the tenants and not responded to for months (if ever).
Me and my girlfriend had a whole host of issues with them that was usually caused by them directly, whether it was them flat out lying to us at the beginning of the tenancy, or whether it was the incredibly questionable maintenance practices. Essentially meaning maintenance can get away with scamming students as horizon themselves refuse to take any responsibility for their actions.
Examples 1
They said they would help lineup payments with our student finance as to not cause unnecessary stress... complete lie they actually screwed us royally and we were forced to put aside 2 rent payments leaving us with no money for months, this was only brought to our attention after we had already moved in and went against what they had told us on viewing, prior to signing our contract, and when we picked up our keys.
Example 2
This wasn't even an issue directly related to us but I want to highlight it to prove that horizon didn't just bully us. But a member of the building we were living in had said that Maintenance had tried to force entry to the apartment with no prior warning(Which is against the tenancy agreement which states 24hr written notice was required). I would like to add they were showering at the time but luckily they had put the latch on the door preventing them from entering. In response to this Maintenance threatened the tenant that they had changed the locks on the door and was threatening to charge them for it when an actual fact the door was just locked...
I could write a book about the issues we faced with horizon but I'm simply going to say unless you want to be treated like complete garbage, and want a property that looks good initially but is actually just a complete 'landlord special', with all the furniture crumbling after days of use (and not being fixed within 3 years) and issues with basic things like boilers not working and windows constantly breaking (due to rust)- DO NOT RENT WITH HORIZON.
P.S Message to the landlord your an awful person and should never rent to students if you aren't willing to accommodate to the basic needs of
students (student finance payment dates).

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
