Used the Kirkcaldy branch to sell my house. I was visited by a member of their team and the 1st question I got asked was how much I wanted for the house (not professional). I was given a quotation which I was satisfied with. Was told their price included them carrying out viewings for prospective buyers. I signed on the dotted line. Within 3 days I was asked no less than 6 times if I would be available to carry out viewings. Answer...No.
Within 1 Working day of the house going on the market, I was notified of an arranged viewing, and again asked if I would carry this out....Answer...No.
The viewing was carried out by SHH staff. Within 30 minutes of viewing I received a verbal offer. I asked the member of staff for advice on accepting the offer but I was told it was not for them to provide advice on sales prices. I refused the offer and was then told it was a difficult market and should reconsider. I eventually accepted the 3rd offer that day. Over the next 6 or 7 weeks I never heard anything from SHH because they had done what they were asked.
By chance, I managed to come into contact with the buyer, who explained their viewing of my house was a whistle stop tour that lasted 15-20 minutes. The agent present had no knowledge of the house and couldn't answer any questions. The buyers were not given a full tour as they weren't aware of wardrobe and cupboard sized, access to loft space and shared/common ground (because these were massive selling points for my house!). I reckon I could have got an extra few thousand £s out of the buyer (and SHH would've earner more commission!).
House sold and estate agent bill received. It was no real surprise due to having received their quote at the beginning, but it became very apparent that they wanted me to accept the 1st offer to reduce the time they spent "marketing" my house. £3800 for taking photos, creating an online advert, carrying out a 20min viewing and phoning me to make me aware of an offer. A lot of money for very little! Their only saving grace is that they're no worse than any other estate agent.....my advice would be to try and sell your house yourself, somehow! But these estate agents have full control of their own empire!
