We rented a property through this company and straight after moving in we raised general concerns about the safety of the electric cooker that was present. In a communication sent to the Lettings Director, we asked if the landlords wished to test the cooker and if they were aware of the implications if it proved to be faulty or dangerous. No response was given. This enquiry was followed up with another member of staff who told us that the landlords did not want to test the appliance and that it would only be inspected if it developed a fault.
The appliance later failed. It transpired that it had been wired with a piece of 1mm cable, suitable for lighting only. This was unsuitable for wiring an electric cooker. It was plugged into a wall socket, again, this was not suitable. Electrical Safety First stated that this was unsafe, presented a serious potential fire risk and showed a total lack of regard for tenant safety.
The matter was reported to Trading Standards, who had to remind the agent of the regulations, in this case, General Product Safety Regulations (2005). A formal complaint was made and raised with both The Property Ombudsman and Propertymark, both of whom concluded that the agent had failed to provide the correct safety certification (EICR) before letting.
We were told throughout the complaints process that the landlords had commissioned an electrical survey and that identified remedial works had been carried out. The contractor in question confirmed in writing that no survey was carried out and as such no remedial works were identified.
It took a year into the complaints process before it was stated by the agent that an employee would have been expected to carry out necessary checks prior to letting, but in this instance, apparently, they did not.
