I recently had the nightmare of dealing with Mansell McTaggart Estate Agents and ** in particular. I made an offer at the start of the year on a top floor 2 bedroom flat on 3 Steine Street, Brighton, BN2 1TE (keep away as it is a death trap in the event of a fire). Despite a Fire Risk Assessment dated October 2018, which was concealed from myself either by Mansell McTaggart Estate Agents or the vendors or both, with mone of the recommendations having been implemented. The property is such a death trap that the latest Fire Risk Assessment dated 4th May 2023, mentions Considerable and Intolerable risk to life in the event of a fire. This would make obtaining a mortgage almost impossible. ** of Mansell McTaggart at first came across as polite, professional and knowledgeable; coming up with accounts of trying to complete the sale before the end of April for tax reasons as the property at the time was tenanted; probably illegally due to the fire risks involved. Now I know this was a red herring in order for me to complete the purchase without being made aware of the Fire Risk Assessment from October 2018. After considerable costs to myself in solicitors fees, etc I had no option but to withdraw and I am now in the process and trying to recover some of my costs after being deceived by these people. Be aware of these cowboy operators operating fast and loose. And today they readvertised the property with the latest Fire Risk Assessment - very sneaky and deceitful of them.
