Under no circumstances use Phil Williams (Yopa Sheffield) to sell your house. When trying to get your business he will appear friendly and professional. However, as soon as the contract is signed with Yopa to sell the property you will be staggered by his ineptitude (and likely never hear from him again). When I signed the contract with Phil Williams to sell my property it was not with the expectation that my property would definitely sell, but I did expect he would act in a professional manner to give the best chance of a sale. However, my experience of dealing with Mr Williams has included:
- A terrible property write-up containing numerous mistakes that materially impacted the chance of a sale (such as incorrectly stating that the property only had 99 years left on it lease). Also marking the property as “Under Offer or Sold SSC” (even though no such offer existed) so that the advert couldn’t be seen by potential buyers unless they changed the filter to include properties that had an offer or were sold subject to contract (unlikely).
- Property photographs that look like they had been taken by a 5 year old that had just been given their first camera phone.
- Failure to reply to my many phone calls/voicemails/text messages to discuss feedback, changes I wanted to make to the advert, and offers. He completely disappeared!
I have been through the Yopa Complaints process, and they agreed with me on Mr Williams conduct, upholding my complaint. Mr Williams has also been reported to Trading Standards. However, Yopa have only offered to reduce my bill by £250 from £1299 to £1049. Quite what they think Mr Williams has done to deserve this apart from submit an awful write-up and pictures to a couple of property portals I’m not sure. As far as Mr Williams appears to be concerned, as soon as you sign the contract, he will get paid anyway regardless of whether he manages to see the property or not - therefore any level of professional standards and conduct disappear (as does he).
