This review concerns Hamptons Islington lettings. We were 6 months shy of the end of a two-year contract for a 2bed/2bath in Angel. We made the huge mistake of writing to Hamptons to let them know that we wanted to request a 12-month extension to our lease. Having been model tenants (we paid rent 6 months in advance during the first year, 3 months in advance in year 2) who cared for the place as our own, we were shocked when the renewals manager came back with a super aggressive email telling us that we were paying a pandemic price (£2600pm) and that Hamptons could easily get the owners a 33% increase (to £3445pm) so we should immediately agree to pay the increase or they would invoke the 2-month break clause. When we reminded them that our contract and monthly rent was still in force until Aug23, that 33% was highway robbery, that 10% seemed fair to us based on current cost of living inflation in London, and they had not responded to our initial extension question, the response was that any extension would only be reviewed in 6 months near the lease expiry and only considered if we ponied up more rent now. When we refused the blackmail, they returned in 2 hours with notice to vacate and three hours later, the apartment was advertised as available.

We are happy to report that after several weeks of uncertainty and stress, we found a super alternative in Hoxton in a new build (with Hurford, Salvi, Carr), Hamptons has yet to find a new tenant for the Angel flat AND on 4 April we see they have been forced to reduce the rent.

Finally, in testament to our model tenancy, yesterday 100% of our deposit was returned to us.

As a tenant having hamptons manage our property has been an ideal. We were left without a working shower and a leak in our ceiling for two months and were frequently ignored and passed around when we asked for these issues to be resolved. Terrible ...

We had a very similar issue, only we we moved into the property and then where asked to "leave" as we had a dog. Then they tried to say we had left the place in a mess and it needed clean etc etc. We went to the DPS as we had a company professionally clean and paint after we moved out and they tried to take more than £1700 off us but in the end where reward £2.99 for a lightbulb which didn't work. Thieves! ...
