The very least you should expect from renting a property is that it’s habitable. HPSales and Lettings failed to meet that basic standard.
After a long day at Dudley zoo I was getting ready to put my daughter and myself to bed. My eight year old complained the tap was too hot earlier so I decided to set the shower temp for her, As she was coming to the shower & I was closing the shower door it collapsed inward, completely off the hinges.
I managed to wrestle the door to rest on the wall and move my child out from the bathroom.
I grabbed my glasses to see properly & wish I’d had thought to check the shower earlier. Their was so much mould and a semi patched crack on the shower floor. It looked at though the fittings had literally rotted away. I’m a disabled woman & with the facilities now obviously not useable or safe with a kid I had to find emergency accommodation.
Before I did that I tried to contact the emergency number HPSales and Lettings listed on the door of the apartment and wasn’t able to reach anybody.
I sent emails & didn’t get a response & when we couldn’t reach anyone at all it was time to leave.
No one got in touch with us. Finally on the Monday I was able to get through on the phone & was told nobody was on call over the weekend for their emergency contact, so flood, fire, had we been injured the only option would have been to yell for help & hope emergency services can can access to the buildings secondary & third lock system.
The keypads so worn on the outside they’d probably be able to guess the code.
First email and call for help 3rd Feb it is now the 27th of February and I’ve yet still to receive a proper apology, be fun under or compensated.
Dudley council have said they’d investigate, booking.com have them currently flagged on health and safety & have also tried phoning and emailing several times. I’m out around £180, which is a comparably low sum, you’d think the very least they’d do in this situation would be to make amends. But I’m still waiting and now I’ve contacted the property ombudsman, because I’m absolutely sickened with how callus they’ve been. Everyone deserves a safe place to stay. HP Properties didn’t provide that and apparently don’t care. Not for public safety or maintenance at least. I was only a holiday stay & they’ve been awful. I could not warn someone looking for a long term lease away strongly enough, or someone looking to buy. Because if I’m down £180 and having this much trouble I wouldn’t trust them with £800pcm or upwards of £80,000

I understand that one of the tenants at the property, not yourself, reported an issue with the boiler not working on our out of hours telephone number on Sunday 14th April. A Gas Safe engineer attended to and resolved the issue with the boiler on Monday 15th April. As you know, we do operate an out of hours service between 5.30 pm and 9.00 pm Monday to Friday and 9.00 am to 9.00 pm Saturday and Sunday.
We have not received a request for an additional fridge for the property, ...
