I hired Acorn for managing my property in Dartford. Unfortunately, have ended up in a situation where the tenant brought in by Acorn has left without paying the utility bills. The tenants did not change the accounts to their name from mine (landlord). The utility company is now asking me to pay the bill, which I probably have to end up paying!

Acorn has washed their hands off, and is pointing me to a small print in the agreement where they mention tenant not changing the utility accounts to their name and not paying the bills is not Acorn's responsibility!

If you are hiring, be sure to look for this clause, and ask it to be removed. The letting agent should at least follow up with the tenants to change the accounts into their name. Without this, you are completely at the mercy of unscrupulous tenants who can rake in large utility bills and leave. By the time you come to know about this, it might be too late - as it has been for me.

Hi Laletendu. I am sorry to read your review but not sure this should be aimed at us. The tenancy agreement states that the tenants are responsible for the utility bills, the tenants are also advised of this in our pre-tenancy emails and calls. Unfortunately, as the agent, we do not have the powers to force the tenants to sign up to the utility companies nor can we enforce action against them to pay the bills. However, all utility companies are aware of this so, as I am sure you have been advised by us, you just need to inform the utility companies when the tenants were resident (you may have to prove this with a copy of the tenancy agreement..which you have) and they will confirm that there is no liability to you.
