Fully Managed - 15% (inc VAT) plus set up

Setup Fee: (All services) £478.80 (inc VAT)
• Agree the market rent and find a tenant in accordance with the landlord guidelines;
• Advise on refurbishment
• Provide guidance on compliance with statutory provisions and letting consents
• Carry out accompanied viewings (as appropriate )
• Market the property and advertise on relevant portals
• Erect board outside property in accordance with Town and Country Planning Act 1990
• Advise on non-resident tax status and HMRC (if relevant)
Inventory Fee (fee schedule upon request)
Dependent on the number of bedrooms and/or size of the property and whether furnished or unfurnished
Deposit Registration Fee: £90.00 (inc VAT)
• Register landlord and tenant details and protect the security deposit with a Government authorised Scheme
• Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
Additional property visits: £60.00 (inc VAT)
• To attend for specific requests, consultancy or any maintenance-linked visit
Submission of non-resident landlords receipts to HMRC £18.00 (inc VAT) quarterly
• To remit and balance the financial return to HMRC quarterly – & respond to any specific query from the landlord or HMRC £60.00
Arrangement Fee for works & refurbishments over £1000.00 9% of net cost
• Arranging access and assessing costs with contractor; Retaining any warranty or guarantee as a result of works
• Ensuring work has been carried out in accordance with the specification of works
Rent Review Fee £60.00 (inc VAT)
• Review rent in accordance with current prevailing market condition and advise the landlord
• Negotiate with tenant
• Direct tenant to make payment change as appropriate
• Update the tenancy agreement
• Serve Section 13 Notice if tenancy is on a rolling monthly basis
Renewal Fee £120 (inc VAT)
• Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Checkout Fee (upon request - for Rent Collection & Tenant Find service) £120.00 (inc VAT)
• Agree with tenant check out date and time appointment
• Instruct inventory provider to attend
• Return deposit as agreed with landlord and tenant to relevant parties

NEW TENANTS
Holding deposit One week's rent
BEFORE YOU MOVE IN:
First Month's rent plus a security deposit of 5 week's rent less the Holding Fee to be paid in cleared funds prior to the move in date
TENANCY FEES THAT MAY BE CHARGEABLE DURING THE TENANCY:
Unpaid Rent - Interest on unpaid rent at 3% above the Bank of England Base Rate from the Rent Due Date until paid in order to pursue non-payment of rent. Please Note - This will not be levied until the rent is more than 14 days in arrears
Lost Keys/Security Devices - Tenants are liable to the actual cost of replacing any lost keys or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord or any other persons requiring keys, will be charged to the tenant. If extra costs are incurred, there will be a charge of £15.00 per hour (inc VAT) for the time taken in replacing keys/security devices.
Variation of Contract (Tenants Request) - £50 (inc VAT) per agreed variation. To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenants Request with written agreement from the landlord) - £50 (inc VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord's instructions, new tenant referencing and Right to Rent checks, deposit registration and preparation and execution of new legal documents.
Early Termination (Tenant's Request) - Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum of rent outstanding on the tenancy.

We are sorry to hear of your disappointment over the loss of your intended rental property. We completely understand your concern and frustration but unfortunately it is not possible for us to make a contractual arrangement with a landlord at this stage of a rental transaction.
You will, of course, receive a full refund of both your referencing and administration fee. As a gesture of good will, we will not charge you either a referencing or administration fee in the event you find another rental property through C J Hole Cheltenham.
