AVOID YOPA
Not worth even one star. Absoliute waste of time and money, nerves. Signed with them unfortunatelly in spring. Stockport,Manchester agent talked me into fixed price plan with them. Stupid me agreed as market was really good for sellers and had really high confidence in my property as good location, modern finish etc and there it started. Loads of interest, viewings, 4 offers straight away. Stockport afent offered to choose one of them with the highest offer as according to her she did all the searches and buyer provided all the proves and documents needed. Few month later-no progress in sale- comes out buyer and his wife both lives from benefits!!!????......how its possible to miss by estate agent?! 3 offers been refused for the one who lives from benefits and obviuosly couldnt get a mortgage.
House back on market-another few offers again advised to choose one of them-withdrown offer..long story short-4 withdrown offers one after another. Finally 5th offer. Seems promissing. Agent garanteed she is on the case, chasing solicitors,buyer and there is a delay from the buyers side but she spoke to him and he definately keep to buy it. Started to get bad feeling and contacted the buyer myself to find out he withdrown the offer as well few days before and agent knew it as well part of the withdraw reason is yopa agent delaying the process as he booked and paid for the survey but agent canceled the date and didnt offer, got back with another ( yopa agent at that time was telling me she is on the case and chasing everyone). At that time was so stressed as had to pay 2 mortgages and lost confidence in yopa and its agent that offered €10.000 discount to the buyer myself to save the sale which he agreed to. Process continued but this time me comunicating to the buyer directly as after confronting yopa agent about not checks been done previuosly,not confirming viewings on yopa hub and them expiring, declining the servey date etc etc she told me not to contact her again and blocked me on watsapp at 10pm in the evening. Even she unblocked me the following morning didnt want to speak to her ever again and she didnt have a clue what she was doing or simply was not interested in selling the house as she had me signd fixed price sale fee nomatter sold or not. At the end I couldnt manage the sale myself as had no experiance/knowledge in the sale process and had no any kind of help even shown inerest from yopa team how its going so had to say no to the buyer who tried to lower price even more and choose another estate agent.
Yopa head office/complain team.
After few withdrown offers and specially after first accepted offer from the person on the benefits I contacted the yopa main office and requested a new agen as I beleaved I have full right for that if one is incompetent and find out that thats the only one they have in Stockport but will look into speaking with her about what is going on. Main office even asked why I havent checked the buyers incomes ( buyer on benefits) when asked if wasnt it agents job person shut up. Straight away I got a call from the agent telling me because of my complaint she is refusing to process the sale even she booked 7 viewings for tonight unless I call head office and take my complain down ( there were no viewings on yopa hub booked at all but appeared straight away within minutes after she called me...obviuosly me still hoping for the happy ending called yopa back and agreed to give them another chance.
Send a complain again about not having another agen, agent being incompetent, rude while replaying my messages, delaying sales, buyer complaying about the agent, agent texting me not to contact her again and blocking me on watsapp at 10pm even we spoke to her few hours ago and it was 4-5 hours since the conversation and text/block. Unblocking me in the morning. For me agent telling not to contact her and yopa not being able to offer the new one is contract termination from yopa side and leaving me on my own so why should I pay them? Aparantly I will have even they partly accepted thier fault ( partly?!) And offered me £200 discount on final price I have to pay them in February by email. Bit later got another email telling because I didnt confirmed that I accepted the offer of minus £200 offer is canceled and I again have to pay in full IOI is it a joke?! Complain department ignoraly was emailing me that they tried calling me but was no answer so asking for another time they can call me. Telling them the time. Waiting for the call,staiering at the phone and them email-I didnt answer! IOI called myself spoke to some guy who was very "concerned and apologetic"told he will call back with the answers-guess if he did?!
Now yopa agent told not to contact her, no other agent available. I was forced to find another agency and due to pay £1200 for yopa in February.
