Parkgate Aspen won the contact for the management of our development based on the promise of providing online service charge account management for leaseholders and being able to work with the existing contractor base. These were both lies. Shortly after onboarding, the Property Manager who had been looking after us left after 3 months. Then the Finance Director left.
The Property Manager who was appointed provided poor service. He seldom attended the building for site inspections. Only a single site inspection report was ever provided, and it was of a standard one might find in a GCSE project.
A year and half into the contract there was proof of the Property Manager having provided false claims about works that needed doing and lying in correspondence to leaseholders.
Parkgate Aspen attempted to sack all our contractors, reasoning that: "you don't need to be paying London Living wage, replace them with zero hours contractors"
Video evidenced board meetings where lies were told, mysteriously vanished when needed.
Complaints were made via the appropriate channels. However not being held to the same regulatory standards as financial service providers, the complaints function is a nonsense. Thankfully this highlighted how terrible the firm was in its handling of its clients. The ethos could be summarised as, "we manage the development how we want, not how the client wants"
Even the back-office function is flawed. When Electricity bills are posted to the Water bill expense account you have to wonder about the controls that are in place.
I am relieved to say after two years of misery Parkgate Aspen have been replaced.
There are some good people at the firm but there is something so fundamentally wrong with the culture and leadership that they would be best served leaving and working elsewhere.
I cannot recommend this agent and I would urge caution to anyone looking to replace an existing managing agent with this one. Do as much research behind the scenes as you can. The following link is a good starting point:
