It's coming up to a year that I've been renting a flat in Colindale, and recently I started receiving emails from their "Renewals Negotiator" by the name of Reisse Morrison, at first he wanted to know how long I want to renew for, and then he tried his luck at raising the rent using all sorts of scammy tactics and lies. I told him if my rent goes up, I go out of the flat, I'll look elsewhere as I'm not happy to stay in a flat where my rent goes up every 12 months and me being a good tenant that pays on time isn't taken into account.
I then met and spoke with landlady directly and she said she never asked for a rent increase, it was purely Foxtons' initiative, we agreed to renew the lease at same rate. But this Reisse character kept chancing it with new offers of a rent hike, albeit slightly less than the £125 hike he tried on me at first. He even tried scare tactics on the phone, telling me if he doesn't get my approval that very day the property will go on the market.
All of this was not in line with what the landlady instructed them. I felt that this was a very dodgy tactic as whether I agree to rent hike or I decide to leave, they win, as they'll get more fees if I agree to the hike and they'll get more fees if I leave as they'll make extra fees for finding new tenant. Not really acting in the landlord's interests are they? Good tenants are hard to come by, and if the new tenant turns out to be a bad payer or trashes the place then the landlord loses out and has to pay more to Foxtons for that privilege.
I do wonder if they have internal incentives to have high tenant churn rate so they can make extra fees bringing in new tenants, and fleece as much money out of the landlord as they can.
