It's a bad as they say....
We have now moved out and it feels like we have finally got our lives back.
I should have read these reviews before renting from them. The property management service (run out of Baker Street) was appalling and I can honestly say we feel traumatised by our experience. Please think about renting from another agent, even if it's a few more pounds a week. It will save you a year of enormous stress and significant expense.
It is entirely understandable that things can go wrong with a property. It's what companies do to fix things that counts.
When we moved in to a flat in north London, we discovered exposed electrical wiring, blocked sinks, a broken toilet flush, broken taps, and a broken oven. Engineers described multiple electrocution risks.
Later there was an infestation (through broken floorboards) and two gas leaks. We were also left without electricity for three days. The infestation was never definitively resolved.
Each time a device broke (even ones that were broken before we moved in), we were told we would have to pay a fee (£60) if we were found to have broken it.
It took dozens of visits to get these issues fixed during our tenancy. We were sometimes asked to pay parking fees for these engineers. When we refused, we were told visits would have to be delayed. This included a visit for a gas leak.
The contractors inevitably had not been briefed so didn't have the correct equipment and had to re-attend. This was enormously time-consuming.
It took a formal request for Knight Frank to return our deposit after several weeks.
The Google reviews for Knight Frank do not match ones elsewhere. That is telling. I believe that Knight Frank has rented out properties in London that are not fit to let. Even more importantly, when routine maintenance issues arise, we have found them to be confrontational and aggressive. It has been an enormously stressful experience.
If you can find a property managed by another agent, it's worth paying a little more to save yourself a year of stress. I have rented from other agents including Paramount West Hampstead and they were fantastic. Not all agents are like Knight Frank, so find one of the good ones.
