In 2021 we rented a house from leaders in Cambridge. Almost all the agents were very rude, not at all helpful and have an attitude of ‘ya whatever’.
I agree that Cambridge rental market is a sellers market and renters don have much say or option. But that doesn’t mean that they should be treated the way leaders treated us.
We had to finalise the house without seeing due to our work schedule. There was a lot of hassle collecting keys to begin with.
The house which we have rented is ‘furnished’. The garden was in a state indescribable. The toilet seats were broken. When I reported this I got a response saying ‘oh that’s just a bit loose’ and I never heard from the maintenance team!
There was a lot of personal stuff of the landlord in the house including his clothes! I even sorted that out, packed everything in bags and kept it in shed. But then the shed got absolutely full. We agreed on the house to be rented with the shed space which was storing landlord’s belongings then!!
After many months of struggle finally the shed got cleared.
So overall very bad service and pathetic management of properties. I absolutely advise anyone who is looking to rent a house in Cambridge, NOT to choose leaders. we ended up feeling cheated
Continued.. 2022 now and we are about to leave the property. First of all Leaders forced us pay every month for ‘No Deposit option’ saying that the landlord wanted it. The landlord of our property is an absolute gentleman. He obviously dint even have a say in it. NDO is a scam and the money directly went in Leader’s pockets. They have a history of doing this to the tenants so please beware if it whoever is renting from them.
Another ordeal which hasn’t ended yet- they are forcing us to pay for the ‘professional cleaning’ at the end of the tenancy. For others who are involved in the same situation I would like to bring your attention to the following (it might be helpful)
According to Tenants fees act 2019- “You cannot require a tenant to pay for a professional clean when they check-out. However, if the tenancy was entered into before 1 June 2019 and a tenant agreed in their contract to pay fees for cleaning to be provided, you could continue to charge these fees up until 31 May 2020. From 1 June 2020, the term requiring that payment is no longer binding on the tenant.”
So no, you can’t enforce cleaning fees anymore (for rentals in England).If you do charge your tenant with one, you can be penalised with hefty fines starting from £5,000 (which is the max penalty for breaching the Tenant Fees Act).
Whether it helps us.. yet to be seen.
